DESCRIBE PUBLIC NOTICES, MEETINGS, RELATED OTHER PUBLICITY Initial notice will be provided via a letter providing info on the request and contact info for the applicant and City. The letter will request comments or questions in lieu of a formal outreach meeting. When the project is ready for hearings, a second notice letter/postcard will be provided along with the standard signs on the property as well as the legal advertisement. IDENTIFY WHO MAY WILL BE DIRECTLY AND INDIRECTLY AFFECTED BY YOUR PROPOSAL AND ANYONE WHO EXPRESSED INTEREST OR BELIEVE THEY WILL BE AFFECTED. Directly or indirectly affected individuals could be those who live in the nearby areas that traverse through this intersection. (There is no existing or vacant residential adjacent to the subject property.) IDENTIFY ANY CONCERNS THE ABOVE INDIVIDUALS MAY HAVE Residents who think they will be affected by this project may be residents who oppose development in general or who may have concerns over the compatibility with the existing high school. This project is in conformance with the City’s General Plan and will provide uses that will positively benefit the school. Uses that could negatively affect the school such as alcohol sales would be prohibited as the parcels proximity to the school will not permit a liquor license. Traffic is usually a concern raised. Due to the small and limited size of the center, additional traffic on the adjacent roadway network will be at a minimum as the nature of the center is to capture pass-by traffic and not serve as a destination. HOW WILL THEY BE PROVIDED AN OPPORTUNITY TO DISCUSS THE PROPOSAL WITH THE APPLICANT IF ISSUES OR QUESTIONS CONTINUE OR SUDDENLY ARISE AFTER DISTRIBUTION OF THE NOTIFICATION LETTER. This letter is to inform you that on behalf of the property owner of the northwest corner of 91st Avenue and Camelback Road, we have applied for a rezoning to Planned Area Development (PAD) with the City of Glendale for the subject property is located in the Yucca District. The requested rezoning would allow the property to be developed with commercial retail and service uses and is in conformance with the Glendale General Plan Land Use Designation of Planned Commercial. The request is to rezone the property to Planned Area Development (PAD) which will allow us to develop commercial uses. Attached is an excerpt of the PAD narrative that describes the requested uses and development standards. Permitted and Prohibited Uses The 91st and Camelback PAD is a proposed commercial retail project with multiple commercial pads. Coordination will be completed with the design team and staff on developing the site plans for each commercial pad. Permitted uses within the 91st and Camelback PAD shall be as followed: • Uses permitted within the C-2 zoning district (Zoning Ordinance section 5.752) • Convenience Use of Restaurants (sale of food or drink for consumption) with counter service and drive-thru service windows • Minor Auto Repair Uses subject to conditions and uses subject to conditional use permits shall be consistent with those within the C-2 zoning district (Zoning Ordinance sections 5.753 and 5.754, respectively) except as modified herein with uses either being permitted without conditional use permits (above) or prohibited (below). Prohibited uses shall be as follows: • Auto body repair • Marijuana Dispensary • Pawn Shops • Thrift Stores Development Standards Development standards for the 91st and Camelback PAD shall be consistent with the C-2 Zoning District standards, which are outlined in the table below and all other standards contained in the City of Glendale Zoning Ordinance that as a general nature apply to commercial development.
