Citizens of our community are in great OPPOSITION to this property appropriation. This isa rural, farming community where neighbors enjoy the Arizona desert, nurture families, raise livestock, and experience a slower pace on the outskirts of town. This proposed rezoning of property from RU-43 (limited multiple-family residential zoning — rural) to PAD (planned area development) would impact the safety, property values, peace, and everyday way-of-life for our community; not to mention the concern of water usage in this area. To enable the development of a 1 million square foot industrial floor space tethered by brick walls, concrete, and pavement would be an incredible blow to our agricultural community. | have lived in this area for more than 10 years, and | have 6 kids... 3 of them started to drive already( 16, 17 & 24 years old) the traffic and the big trailers that this new project will bring to our community it will be crazy, the pictures attached is the same thing in a area closer, we know we need the services that they provide but not to close to our community. We aren’t the only ones concerned. There are HUNDREDS of concerned neighbors and citizens of nearby communities who would be negatively impacted by this proposed build. We share a great concern for: 1) Building Concerns and Property Values — how would this annexation affect our property values, our very land that we live on (eminent domain??), our ability to access our driveways, our ownership of the easements of our land? Are we to be held liable for injuries or accidents that occur on 173rd due to increased traffic and congestion that occurs on our property easement? 2) Safety — the increased traffic and sheer number of employees traveling right through the middle of our community each day would cause great unease related to the hundreds of cars, employees, trucks, and business traffic that would access this property each day. 3) Noise Disruption — the sheer amount of noise of hundreds of trucks idling and driving up and down our road each day would be unbearable! 4) Trucking Access — speaking of the noise, how would semi-trucks be able to access this facility? There is no access, other than 173rd Avenue. This is a dirt road, and currently, residents who drive trucks with livestock trailers have great challenges navigating the traffic to exit 173rd onto Olive or Peoria. Most traffic would enter and exit on Peoria due to access to on/off ramp on Loop 303. The current projection for construction on Peoria Avenue would NOT support this traffic. 5) School Children — this is a family community with several bus stops for children, as well as a new school that is being built just west of this proposed site. It is NOT SAFE to introduce this type of industrial site with related traffic in an area that is already going to experience increased school traffic. 6) Water Usage — we live in a desert and with increased construction of homes and other industrial buildings that are zoned for the Loop 303 Corridor, use of water becomes alarming. We do not yet know what type of industry will be supported in this proposed building — and possible misuse of our most vital resource is a great worry. 7) GREATEST CONCERN — was the fact that the engineering company, HUNTER ENGINEERING, conducted a 23 MINUTE virtual neighborhood meeting where the facilitator, MICHAEL S. BUSCHBACHER, conducted the most unprofessional meeting | have attended. With hundreds of concerned community members, politicians, attorney, and direct neighbors of the site logged in to the Zoom, Mr. Buschbacher was curt, condescending, and made very little effort to answer the questions of those who participated in the meeting. In fact, he blocked all comments and only offered a few minutes for questioning before he cut off the meeting in the midst of questions. SHAME ON THIS COMPANY! This might be a business transaction for them, but this is our home and community, our way of life, our investment of years of improvement on our properties and developing relationships with our neighbors. Our community OPPOSES this industrial building and we are hiring legal representation to contest this proposed annexation. We urge you to do all in your power as a city planner, to listen to our concerns and make a recommendation for an ALTERNATE site for the proposed industrial structure. From all that we know, we are strongly against this rezoning as we moved to this area with the understanding that if farm land was sold it would be residential, not industrial. Our kids will be going to school next door and will have to walk/bike amidst semi trucks if allowed. That is not safe and not appropriate for our neighborhood. Please note our objection.
