COMPLETION OF THE FOLLOWING IS NECESSARY FOR FINAL REPORT APPROVAL
The neighborhood meeting resulted in the only participant supporting the
project.A Glendale Councilwoman called us prior to the neighborhood meeting
(when she received the letter) and expressed concerns with having a car wash
proposed at the project. She suggested that the carwash 1 mile to the north is
too close. We received an email from Karen Aborne with some comments. She
said that we have tried to change this zoning multiple times and its not
beneficial. We reached out to her for more details/information (this is our first
zoning case here) and she didn't respond further. Subsequent to the initial
mailing and neighborhood meeting, the city requested that we send a follow up
letter to the neighbors. We sent this letter out asking for feedback and giving
the newest proposed site plan. We received 4 inquiries which are summarized
with notes on the following page/attachment. Ms. Mary Tolmachoff stated she
didn't receive a letter from the first mailing, however she doesn't own property
in the area and is not on a mailing list. She lives at Tolmachoff farms and was
notified through the mailing sent to her family members.
HOW CONCERNS WILL BE ADDRESSED?
Per the councilwoman's comment we will not be pursuing a car wash on the
site. If we are unable to lease the entire site within a year after zoning, the
councilwoman suggested we come back to that potential use and discuss it at
that time. We met with the owner of Tolmachoff farms, toured their property,
and are communicating with them about our project moving forward.

south of our development. Bill has 7
siblings of which Mary is one of them.
She lives on the farm but is not a
property owner. She is not on the list of
recipients for our mailing due to her not
being the owner/addressee for the
property. Bill gave our owner AJ a tour of
the farm and discussed the future of our
development. We also discussed selling
the southern part of our property to
them for parking but the numbers don't
seem to make sense.

Dear Neighbor:
This letter is to inform you that we are applying for a minor General Plan Amendment, Rezoning
& Design Review application with the City of Glendale. The property is located at the Southwest
Corner of 75th Avenue & Bethany Home Road in the Yucca District (assessors parcel number
102-07-001C).
It is our intent to develop the 3.71 acre parcel located on the southwest corner of 75th Avenue &
Bethany Home Road. We are requesting to rezone the parcel from C-O (Commercial Office) to
C-2 (General Commercial). To the north of the site lies Bethany Home Road, a major arterial.
To the east of the site lies 75th Avenue, a major arterial. Adjacent use to the west is Coyote
Ridge Elementary School and to the east (across 75th Avenue) is CVS. The rear fence to two
residential homes also lies to the east (across 75th Avenue). To the south currently lies
Tolmachoff Farms and on the North (across Bethany Home Road) lies the Tesserra residential
community. Our project will consist of 3-4 buildings with various commercial users. The site
plan and exact users have not yet been identified but we have interest from some national coffee
users, drive-thru restaurant users and car wash users. The project will provide ample rear and
side setbacks with lush landscaping per Glendale code. In addition, the water “ditches” currently
on the site will be undergrounded with new sidewalk, curb and gutter to make excellent
pedestrian connectivity to Bethany Home Road and along 75th Avenue.
We have included 2 conceptual site plans with this letter for your review. The exact users and
configuration has not been finalized but the access points and general layout will follow these
conceptual site plans. A neighborhood meeting will take place via Zoom on October 18th, 2021
at 6 PM (see below on how to join). Comments and questions will be accepted at this time. If
