CHAIRMAN MCCORKLE asked if there were any members of the public that would like to address 
the committee on any items not on the agenda.

Discussion  
1. Airport Conflict Evaluation – PLH25-0037 Arizona Commerce Center Development 
 
City Planner, Darsy Smith, gave a presentation regarding the preliminary development plan for 
site layout and building architecture request to rezone from Agricultural (AG-1) to Planned Area 
(PAD) for a business park with industrial and commercial uses.   
 
MR. ANDRES stated that from the airport’s standpoint, there are no concerns with height or land 
use compatibility. Industrial commercial is compatible with airport operations. If in the future the 
applicant were to want to install solar panels, a glare study would be required, but at this time 
there are no plans for solar panels. 
 
COMMISSIONER HAWLEY asked what type of business is intended for this site, stating that this 
would not be an ideal site for medical use. 
 
MS. SMITH responded that they have excluded medical use, and the site will be used for office 
space 
 
CHAIRMAN MCCORKLE asked if they had any proposals for parking. 
 
MS. SMITH responded the parking space is 5.5 acres for the two (2) commercial buildings, which 
is standard for commercial buildings. 
 
CHAIRMAN MCCORKLE asked if they were going to have covered parking. 
 
MS. SMITH responded that they didn’t believe that there was going to be covered parking. 
 
VICE CHAIRMAN EHLBECK asked if there is a tenant waiver for the noise. 
 
MR. ANDRES responded that for industrial, noise is not an issue. The waiver is very important for 
residential which are treated differently. 
 
CHAIRMAN MCCORKLE asked if there is a requirement for an avigation easement signature on 
any of the deeds. 
 
MR. ANDRES responded that he did not think there is one for commercial or industrial purposes. 
Housing is treated differently.

in Chandler Airport Terminal 2380 S. Stinson Way, Chandler, AZ.
