Narrative

Narrative: 
The project is to build (2) 2-story Duplexes on this blank lot. The buildings 
will be framed, tile roof, stucco sidings, highest point will be 32’-0”+, the North 
building will face South, the South Building will face West, landscaping in front, w/ 
one ADA parking space. The concrete driveway will access on the left side all the 
way up so the existing lot behind the lot can access their lot. The upper North and 
West empty lot are already In ther own planning stages which will not require to 
use the easement driveway. So that existing driveway will become the Quidrera 
family driveway for the 2 lots.  
There is a setback issue and the owner is asking the neighbors, city council, 
if he can move the West side setback to 2’-3” and the rear to 10’-0”. I know the 
lot is small for a project like this, but the owner is the lot right behind the project 
lot. 
The purpose of the (2) 2-story duplexes is for the owner adult children’s, 
which they want to live there, and there trying to build the building as big as they 
can for there families. The neighborhood has been notified of there actions.
