Project Narrative July 27th, 2023 Ouros Investments, LLC Miguel Torres P.O. Box 938 Phoenix, AZ 85001 Re: Variance application for 6711 N 60th Ave, Glendale, AZ 85301 To Whom It May Concern. We are proposing a new single family residence construction on a vacant lot zoned R-3 which measures 50 feet wide and is a nonconforming legal lot. The current 20-foot perimeter setback requirement results in a building envelope which is only 10 feet wide, basically rendering the lot un-developable. We are requesting a variance from Glendale Zoning Ordinance, Section 5.420, Table 2 (Multiple Residence District Development Standards) to reduce the side setbacks from 20 feet on each side to 10 feet North side and 5 feet South side in order to develop the single- family residence we are proposing. Findings: 1. There are special circumstances or conditions applicable to the property including its size, shape, topography, location, or surroundings which were not self-imposed by the owner. 2. Due to the special circumstances, the strict application of the Zoning Ordinance would deprive the property of privileges enjoyed by other properties in the same classification in the same zoning district. 3. The variance is the minimum necessary to alleviate the property hardship; and 4. Granting the variance will not have a detrimental effect on the property, adjoining property, the surrounding neighborhood, or the City in general.
