• Based on the traffic projections, the 
site will have very minimal impact on 
the city’s roadway network
– Site generates 280 Trips per day
– PM peak will generate 23 trips

Sidewalk Requirement

• Sidewalk is only required in front of 
the development and not westward 
towards 75th Ave.
– Glendale typically requires all new 
developments to construct sidewalk in 
front of their development if no sidewalk 
exists.
• This requirement is part of the City’s 
efforts to improve mobility.

• Comment:
– “The study is based on this being a "hotel", and 
not "temporary housing" or "short term rentals". 
From what I have read, that would require the 
traffic engineers to change their ITE code and 
subsequent assessment from 311 to 221. Would 
that change the outcome/recommendation they 
provided to the applicant and the City?
• Response: 
– The information we have is that it will be an “All 
Suites Hotel” and not temporary housing

• Comment:
– “The City of Glendale does not maintain that 
road. I have placed a Glendale One ticket and 
was told by City Traffic Staff that the road is 
maintained by two private parties. How can 
the City ensure flow and speak to metrics of 
private streets?
• Response:
– The development will not generate a large 
enough volume of traffic that will result in a 
significant impact to the private drive.

• Comment:
– There is a very dangerous blind curve in 
the road. Please go drive it.
• Response
– Yes, there is a curve on the private street  
that restricts sight visibility to the west. 
That is why there is an island restricting 
left turn movements out of the drive aisle 
on the west end of the property.

• Comment:
– This property shares a driveway with an office 
building that leases to the lRS. The west driveway 
has a "pork chop" and is a one-way entrance from 
the east. One cannot safely and legally enter the 
property from 75th Avenue, making a left turn to 
access this property.
• Response:
– The property has two access points. A legal 
maneuver can be made through the eastern 
(main) access to the site.
