Accessory Structure Project Narrative 
 
I am proposing to construct a detached accessory structure in my backyard. This structure would be 
used as a garage to park my family’s vehicles, as well as to provide space to allow me to pursue my 
hobby of restoring vintage cars and motorcycles. This activity does not involve any painting or use of 
harmful chemicals, nor does it create any noise issues that would be a source of annoyance for my 
neighbors. 
 
The City of Glendale adopted the Unified Development Code (UDC) in January 2024, which will 
impact the setback requirements for my proposed project. The side setback requirement for the 
proposed accessory building is 15 feet, while the rear setback requirement is 19 feet. This would 
result in a great deal of unusable land and would not be the best utilization of my parcel. I am 
seeking a variance to reduce the setback to seven (7) feet for the side setback, and eight (8) feet for 
the rear setback. This will allow me to maximize the usable space of my backyard. 
 
The specifications for the proposed accessory building are as follows:

o Concrete foundation. 
o Steel frame. 
o Stucco exterior to match my residence. 
o Concrete tile roof to match my residence.

Will not have any windows that face neighboring properties.

Hardship 
A quick tour of my neighborhood using Google Earth reveals that many of my neighbors have been 
permitted to construct accessory structures with minimal setback. I support this wholeheartedly as it 
allows homeowners to fully utilize their property and has no detrimental impact to residents or the 
community. In fact, it enhances property value. 
 
Since many of my neighbors have constructed accessory structures and accessory dwelling units 
under the previous building code, neither they, nor the neighborhood as a whole, would be 
negatively impacted by my proposed accessory structure. If allowed to pursue this project, it would 
not exceed the size limitations, nor maximum lot coverage, allowed by the City of Glendale.
