Board of Adjustment Minutes (Special Virtual meeting) of May 07, 2025.

PUBLIC HEARING ITEMS
 
1.
VAR24-11 - Louis Garage Variance - A variance request by Faye and Jared Louis to
reduce the side setback from the required 10-feet to 3-feet, and to reduce the rear setback
from the required 21-feet to 16.39-feet (approximately 16-feet 5-inches), for a proposed
detached accessory structure (garage), in the SR-12 (Suburban Residence) PRD (Planned
Residential Development) zoning district. The site is located at 5618 West Marconi Ave.,
Glendale, in the Sahuaro District.

Chair Naber polled the board for questions.
Board Member Dagostino asked staff to point out the easements. 
Ms. Tschudy replied there is a 10-foot rear setback and a request for a 3-foot side setback.
Board Member Dagostino asked where the entrance to the garage would be. 
Ms. Tschudy replied the entrance would be through the existing carport. 
Board Member Feiner asked what the nature of the complaint from the neighbor to the east
was. 
Ms. Tschudy replied it was general in nature and didn't address anything related to the
proposed structure. 
Board Member Gee asked for the aerial map to be shown again.  Please point out the
neighbors that submitted comments about this case. 
Ms. Tschudy pointed out two of the properties that were on the map, and stated the others
were not on it. 
Board Member Gee asked if there was any discussion about removing the shed and building
the garage on the other side of the yard. 
Ms. Tschudy stated that there was discussion. The  shed was existing when the applicant
bought the property.  Aligning the garage with the existing driveway creates easier vehicle
access. A variance would still be required on that side of the yard.

Board Member Gee asked if the structure was built within the current setbacks, how wide
would it be?
Ms. Tschudy replied that she could not answer the question completely without an
engineering report on the pool, but if the structure was staggered it would impede the
entrance accessibility. 
Chair Naber asked the applicant to present.
The applicant presented. 
Chair Naber polled the board for questions from the applicant.
Board Member Gee asked what the items were on the east side of the property in the aerial
map.
The applicant replied: one is a travel trailer parked behind the fence in the backyard; the
other is an RV that has been sold. 
Chair Naber opened the public hearing.
Two citizens spoke in favor of the project. 
Chair Naber polled the Board for questions from the speakers.
There were none.
Chair Naber closed the public hearing. 
Deputy City Attorney Russ Romney polled the Board on the variance findings for VAR24-11.

Glendale, Arizona, 85301.
