They have facilitated all construction management of the project since construction hand off in 2021. They are required to provide pre and post bid, pre-construction, construction, and post-construction construction management services. The TT0495 (Lower Buckeye Rd: 71st Ave to 67th Ave) project will not be completed by its original estimated completion date due to numerous unforeseen subsurface utility conflicts resulting in unintended but necessary additional construction work and construction administration services required to complete the project. This additional construction work has increased the estimated project construction duration susbstantially whereby requiring additional construction management and administration services from Quality Testing. At this time, the construction project was just recently advertised, but not yet awarded. The consultant service duration was based upon the designated construction contract time of 235 calendar days, and the expectation of a fairly routine project. e MCDOT issued the consultant NTP on 10/11/2022. Routine project set-up and preparations began immediately. During early plan and specification reviews it became apparent that there were multiple design inconsistencies to address, hence with the intention of mitigating future costly issues, preliminary pre-construction hours by the CA team were heavier than expected. e The construction contract was awarded to Nesbitt Contracting and the initial construction NTP date was set at 1/24/2022 with an end date of 9/16/2022. e Due to multiple design conflicts, utility and local government intervention, and significant changed conditions being encountered, all well documented outside the context of this cost proposal, several large change orders have been necessary, many involving time extensions. Thus far, 85 calendar days have been added to the contract.
