I, Mary Sproule, a resident of Vida Del Sol Estates Unit 1, am writing this letter with concerns on the proposed request for zone change with overlay from RU-43 (1 acre) to R1-35 RUPD (0.8 acre). I am in opposition of the request to decrease the lot size from the original size of one acre to 0.8 acre. I feel that the adjoining neighborhood should remain with the same integrity of the surrounding neighborhoods in this area of no less than one acre. I wish to keep the value of our homes. I feel that lowering the lot size would decrease the integrity of the surrounding neighborhoods. I also feel that the infrastructure of the area, at this time, cannot support the additional homes. Keeping the lot sizes and houses as planned makes sense for the entire community. See attached picture of Phase1 and Phase 2 plans on page 2. 2) WATER is a serious issue! Our water supply is not adequate for more houses. Our community well could be in jeopardy! We already get reduced pressure in the evenings. Also, most adjacent homes (including ours) have major flooding issues in the backyards from the runoff of the 97.27 acres. We have experienced major flooding 3 times since the end of September. One neighbor reported 5 feet of water. 2 3) TRAFFIC has tripled along Patton by my estimation in 4 years. A major concern is the road infrastructure. New transfer station just north of here, the major traffic backup at 163rd and I-303. It has taken up to an hour to get through those backed up intersections in the mornings! Also, a lot of construction is already in progress down Patton. 4) The fire department will have to be expanded. They can’t even support some residents west of here. Please consider our opposition to the rezoning and retain the Vida Del Sol Phase 2 Plan. Even with the existing Phase 2 plan these issues must be addressed, please! We are writing to express our concerns regarding the request for a zone change overlay from RU-43 (1 acre) to R1-35 RUPD (0.8 acre). Our neighborhood, along with the surrounding communities, is characterized by one-acre lots that maintain the rural integrity of this area. Reducing lot sizes and increasing housing density would significantly alter the established character of our community and may negatively impact property values for existing homeowners. We are also concerned about the lack of supporting infrastructure, particularly with respect to water availability. As you know, water resources in this region are already limited, and additional development at higher density would place further strain on an already stressed system. For these reasons, we respectfully oppose the proposed zoning change and request that the County preserve the existing one-acre minimum lot size in order to maintain the integrity and sustainability of our community.
