Findings & Analysis 7 • The proposed PAD allows for creative and effective use of land. • The PAD amendment does not offer any type of residential land uses. • The proposal is an innovative and appropriate use for the site. Findings & Analysis 8 • Site design and scale will be sensitive to surrounding uses. • Adequate utilities exist in the area. • Proposal is consistent with General Plan goals & policies. Recommendation 9 The Planning Commission should recommend approval of ZON25-06, subject to the following stipulations: 1. Development shall be in substantial conformance with the Sarival Logistics PAD Narrative, final date stamped November 21, 2025. Continued: 10 2. A 55-foot half street right-of-way will be required along the property frontage on Sarival Avenue. An additional 10-foot right-of-way (for a total of 65 half street right-of-way) will be required where turn lanes are proposed. 3. All proposed driveways along Sarival Avenue will require 150 feet of storage and a 100-foot taper to meet City of Glendale guidelines. Continued: 11 4. The Developer will be required to complete all off- site improvements, which include the construction of the half street roadway, turn lanes, sidewalks, street lighting, and landscaping.
