The tenant Flames Gymnastics is applying for a Conditional Use Permit to operate a Health and Finess Center, which requires in C-2 (General Commercial) zoning district. 8154 W Bell Road Ste A2 in Glendale Arizona is a former fitness facility or health club. The suite is 7,769 square feet in floor area. The suite was previously occupied by Gents Boxing Club LLC until 2020 and the Tenant did not survive. Flames Gymnastics is occupying the former Gents Boxing Club suite with no improvements to the site or to the exterior of the building as the space was already set up for a fitness \ health club. The space is great for Flames as the space is wide open. When our architect received the certificate of occupancy to occupy the space on October 17, 2022 by the city of Glendale, we took the space with no improvements to the interior or exterior (Certificate of Occupancy attached). The business owner did not obtain a business license at that time. With the adoption of the Unified Develpement Code (UDC), the use Health and Fitness Center require a Conitional Use Permit. #2 Citizen Participation Plan (CPP) Technique and Notification. Flames Gymnastics sent out a notification letter to the neighborhood within 600ft. Most of the letters went to the commercial real estate owners who own property around Arrowhead town center. The notification letter was mailed out on October 21 to 77 different property owners and the open comment period was until November 3rd . We did not receive any letters, calls or concerns with the mailer that was mailed out to notify the neighbors. A neighborhood meeting is not required for this request per staff. #3 Concerns, issues or Problems. The property is located at 8154 W Bell Road STE A2 in Glendale Arizona 85308 in the Cholla District. Flames Gymnastics is using 7,769 square feet in a 503,856 square foot or a 11.56-acre shopping center zoned PAD. The adjacent properties are retail properties surrounded by other retail properties, office properties and auto dealerships. We currently occupy the space and have been for the last two years. The building height is around 16 feet in height and open space. The business owner did not obtain a business license at that time. With the adoption of the Unified Development Code (UDC), the use Health and Fitness Center require a Conitional Use Permit. Flames Gymnastic provides gymnastics training from 1.5 to 17 years old. Since schools no longer require physical activity each day, parents have found the need to look elsewhere to keep their kids balanced. Parents realize that all work and no play is not the best teaching environment. Providing a gymnastics facility where a child can run, jump, work on bars, balance on a beam and socialize with other hard- working children is a very life-changing experience. A gymnastic facility, like ours, provides that physical activity that children desperately need. I have included a site plan with this letter for your review.
