• The amendment will not deviate from the Master 
Development Plan overall site design. The project will 
continue to meet the intent of the PAD zoning district.  
• The amendment does not include a land use modification. 
There is no intention to add a residential use to the site.

• The existing PAD Development Standards will 
continue to facilitate on-site development. 
• As a resolution to address on-site challenges the 
development will enhance perimeter landscaped 
areas and extended adjacent loading area building 
wall.

• The site is nearing the final stages of completed on-
site improvement. Existing off-site infrastructure is 
available along both Glendale and 75th Avenues. 
• The development will continue to meet the of the 
Planned Commercial land use designation.

Recommendation

The Planning Commission should recommend approval 
of ZON23-08, subject to the following stipulations:
1. Development shall be in full conformance with the 
amended PAD Narrative and the proposed enhanced 
Landscape Plan, date stamped July 10, 2024.

2. All proposed Mulga Acacia trees planted along the 
property perimeter shall be installed at a minimum 
24” box size.   
3. The loading dock area wall for the proposed Goodwill
commercial building shall be increased to 10 feet.
