Proposed Take 5 Retail Facility 
5050 W Northern Avenue 
Glendale, AZ  
Dear Planning Team: 
We are very pleased to be submitting for Site Plan/Design Review for the proposed Take 5 
Facility to be located at 5050 W Northern Avenue. The 0.498 Acre vacant parcel which is Zoned 
C-2, with existing building to be removed, and existing curb accesses off both 51st Ave and 
Northern to remain. The surrounding parcels to the East, North and West are Zoned C-2 with  
C-0 Zoning to the South. 
The proposed facility will include proposed 1,682sf Building, along with 6 proposed Parking 
spaces inclusive of 1 ADA Space. Proposed Facility consists of Oil Change with no major Vehicle 
Repair/Maintenance thus eliminating any concern on Noise above and beyond the normal 
ambient noise. 
Our proposed Hours of Operation are from 7am to 7pm which employs 12-15 employees. 
Under C-2, Retail/Minor Vehicle Use requiring Site Plan/Design Review and CUP Approvals. 
PC Planned Commercial 
a. 
The Planned Commercial designation provides for commercial retail development that is 
planned, constructed and operated as a single entity.  
Our proposed development meets the intent of the General plan with a Commercial/Retail 
providing quality Services and Goods for the local community.  
Our development provides pedestrian connectivity to existing QT to the north and Retail 
Center to the East, utilizing existing accesses from 51st Avenue and Northern (Updated to 
meet City Standard) minimizing impact on adjacent development while providing convenient 
and safe vehicular access. 
Our proposed development is providing much needed off-site and on-site landscaping where 
currently none exits.  
Proposed Exterior Design complements existing QT with tan color palette along with brick 
veneer.

b. 
Finding #2: That the proposed use will not be materially detrimental to the health, 
safety or general welfare of persons residing or working within the neighborhood of the 
proposed use, or have an adverse effect on the property, adjacent properties, the surrounding 
neighborhood, or the city when consideration is given to the character and size of the use and 
hours of operation. 
Our development provides pedestrian connectivity to existing QT to the north and Retail 
Center to the East, utilizing existing accesses from 51st Avenue and Northern (Updated to 
meet City Standard) minimizing impact on adjacent development while providing convenient 
and safe vehicular access. 
Our proposed development is providing much needed off-site and on-site landscaping where 
currently none exits complementing existing QT’s palette. Along with proposed landscape we 
are implementing 6’-4” H Decorative screen walls that are both attractive and fuctional along 
both Arterials, mitigating visual impact from our proposed bays.  
Our proposed exterior design complements existing QT with tan stucco palette and brick 
veneer.  
 
c. 
Address finding # 3: That the proposed site is adequate in size and shape to 
accommodate the intended use and that all requirements for the zone district, including but 
not limited to: setbacks, walls, landscaping and buffer yards are met; 
Existing parcel has existing accesses to 2 Arterials with no opportunity for Cross access to the 
north or east. Our proposed development proposes to utilize existing accesses, providing 
much needed off-site and on-site required landscaped buffers/setbakcs where currently none 
exists, along with decorative screen walls further mitigating any negative visual impact. 
Furthermore we are not only providing min require queuing/required parking, but safe 
internal vehicular circulation as well.  
d. 
Finding # 4: That the proposed site has adequate access to public streets and highways 
to carry the type and quantity of traffic which may be generated by the subject use, and that 
on-site circulation is adequate to permit driveways, parking, and loading requirements in a 
manner which is safe and efficient; 
Existing parcel has existing accesses to 2 Arterials with no opportunity for Cross access to the 
north or east. Our proposed development proposes to utilize existing accesses which we are 
updating to meet min City standards. Furthermore we are not only providing min require 
queuing/required parking, but safe internal vehicular circulation as well. Both arterials have 
existing raised medians restricting vehicular movement to both Right In/Right out, with no 
proposed revisions minimizing impact on existing traffic access/patterns.  
Our proposed Use is a low impact user with low traffic volumes that will have no negative 
impact on existing traffic. We have provide a Traffic Analysis for further clarification.
