SR#22-0071 (Shops B - Senor Taco) Proposed site is located at SEC of 91st Avenue and Cardinal’s Way in Glendale Arizona. We are submitting this project narrative along with an application for a Conditional Use Permit (CUP) for Senor Taco. The total project is approximately 352,876 SF (8.10 Ac) in size and Shops B consists of 7,200 SF of shops space and a 600 SF patio, with a drive through endcap of approximately 4,200 SF for Senor Taco. The County Assessor Parcel Number for this Property is #102-12-044A. East of this property is residential zoning. West of this property is 91st Avenue, South is Montebello Avenue and north of this property is Cardinal’s Way. The proposed site is currently vacant. There is one access point off Montebello Avenue, 3 access points off 91st Avenue and 1 access point off Cardinal’s Way. The goal of the overall project is to develop the site as a commercial retail center with a Bank, PAD’s for restaurants with a drive through, and Multi-tenant office- retail buildings with drive through. We are proposing a single-story Bank building with drive through, 2 single story multi-tenant medical office-retail-restaurant shops building with drive through and 4 single story PAD’s for restaurant with drive through. Total proposed area will be approximately 36,200 S.F. including Buildings and Patio seating. The end user for the drive-through unit of Shops B will be Senor Taco. Their menu consists of burritos, tacos, salads, and other authentic Mexican food. More information about Senor Taco can be found here. Proposed Property is currently zoned as PAD and we believe that the proposed use and concept of Senor Taco is consistent with the plans and goals of the City.
