Traffic Executive Summary

SUPER STAR CAR WASH – 51ST AVENUE AND OLIVE AVENUE 
TRAFFIC IMPACT STATEMENT EXECUTIVE SUMMARY 
 
 
Y2K Engineering, LLC. (Y2K) was retained to prepare a traffic impact statement (TIS) for the proposed Super 
Star Car Wash, located west of 51st Avenue and south of Olive Avenue in Glendale, Arizona. The project 
proposes to develop a car wash on a currently undeveloped parcel. This TIS identified any potential traffic 
impacts caused by the development of this new car wash. 
51st Avenue and Driveway A is a minor street stop-controlled intersection that exists north of the site and 
provides access to the multiple developments within the site vicinity. A southbound right turn lane exists 
on 51st Avenue for entering traffic and a two-way left turn lane (TWLTL) exists on 51st Avenue for 
northbound drivers to complete a left turn movement into the site. Designated left and right turn lanes 
exist for exiting traffic at Driveway A which operates with full access.  
51st Avenue and Driveway B is a minor street stop-controlled intersection that exists south of the site and 
provides access to the multiple developments within the site vicinity. A southbound right turn lane exists 
on 51st Avenue for entering traffic and a TWLTL exists on 51st Avenue for northbound drivers to complete 
a left turn movement into the site. Designated left and right turn lanes exist for exiting traffic at Driveway 
B which also operates as a full access driveway.  
The proposed development is anticipated to generate less than 100 trips in the weekday AM and PM peak 
hours. Based on the expected trips generated, a Traffic Impact Statement was prepared for the site and 
limited impacts are expected on the adjacent roadway system. 
 
The following is a summary of the findings of the TIS prepared for this project: 
 The proposed car wash site includes an automated car wash facility with one ±4,550 square-foot 
tunnel and parking for 27 vacuum stalls.  
 Site access will be provided by two existing driveways on 51st Avenue, each of which will continue 
to provide full access to the site.  
 The Super Star Car Wash is anticipated to generate a total of 100 trips (entering and exiting) during 
the weekday PM peak hour and a total of 150 trips (entering and exiting) during the Saturday peak 
hour, as confirmed by the client. 
 Many of the trips to and from a car wash site are typically “pass-by” in nature. Therefore, the trips 
generated by the car wash are not anticipated to equate to the total net trips added to the roadway 
network as a result of the development. 
 Approximately 9 vehicles may queue within the three ordering lanes before impacting the internal 
drive aisle west of the site.
