TRAFFIC IMPACT STATEMENT SUMMARY

Hello Ms. Castaneda:

Please find attached a brief summary of the approved Glendale 75 Circle K Traffic Impact
Statement (TIS) dated 2 September 2021 and completed by Southwest Traffic Engineering, LLC
(SWTE). Circle K has proposed a new project located on the southeast corner of 75th
Avenue/Glendale Avenue in Glendale, Arizona. The project will consist of a new 14 fueling
station gas station with a convenience store that will replace an existing 12 fueling station gas
station with a convenience store.

Access

Four driveways currently serve the existing Circle K on the southeast corner of 75"
Avenue/Glendale Avenue. Two of these driveways will be relocated to serve the new Circle K and
the adjacent proposed shopping center, while the two remaining driveways will be removed. The
adjacent shopping center will also be served by two additional driveways that will be accessible
from the project site.

The two driveways closest to the intersection of 75" Avenue/Glendale Avenue will both be right
in/right out only while the remaining two driveways will provide full access to the site.

Traffic Volumes

Daily traffic volumes were not required by the City of Glendale to be taken for the analysis set
forth in the TIS. Weekday AM/PM turning movement counts can be found in the TIS. As noted,
the project will be replacing an existing 12 fueling station gas station with convenience store.
Table 1 compares the trip generation for the proposed convenience store/gas station to the existing
convenience store/gas station.

Recommendations

The warranted eastbound right turn lane at West Glendale Access should be constructed and
maximized to fit within the available geometry.

The improvements to the project access points (i.e. removal and relocation) are expected to reduce
the overall impact of the project site on the surrounding roadway system. Currently, there are four
driveways to the site that are closely spaced and located adjacent to the intersection of 75"
Avenue/Glendale Avenue. Closely spaced driveways and driveways located near signalized
intersections like 75" Avenue/Glendale Avenue are not ideal and can increase the potential for
vehicle conflicts. The removal of two of the existing access points to the project site and the
relocation of the two remaining driveways away from 75" Avenue/Glendale Avenue is expected
to reduce the number of potential conflicts points, and improve traffic operations, in the area, and
clarify the intentions of turning vehicles into and out of the site.
