As requested to your question #2 below, please find attached .PDF copy of the Preliminary Plat Plan. 2. In response to your question #6 below, we would like to clarify that the width of the proposed lots north of those on Acoma is comparable as intended, and there is no requirement/guarantee for them to be same width, but, again, are comparable. More importantly, the lot areas vary from approximately 9,597 square feet up to 10,849 square feet, which is comparable, it not better than all lots on Acoma. George Gehlert, Senior City Planner, shared your email with us and we thought it would be easiest for us to respond directly to your questions, which we sincerely appreciate. Please see responses to your specific comments below. 1. Have all of the other houses on Acoma or 55*? Ave bordering the subject plat also received the notice referred to above? Yes. Public Notice was mailed by City of Glendale Planning Staff for all property owners within 300-feet of the subject site. 2. Could we receive a copy of the proposed plat for our review several days prior to the council meeting? Yes. Planning Staff is finalizing their report this week for the commission meeting, and we will send a copy of the proposed plat by the end of this week. 3. Are they still planning to limit houses north of our lots on Acoma to single story houses with a 40 foot setback from our North wall? Yes. Per the Approved PAD, the houses north of the lots on Acoma will be single story houses with a 40-foot rear yard setback. 4, Will all of the dwellings in the proposed plat (especially adjacent to our home) still be single family? Yes. All dwellings in the proposed plat will be traditional detached single family homes. There are no townhomes in the proposed plat. 5. Will the dwellings be of the same or greater square footage as those on Acoma or ssth Ave? Yes, dwelling units will be comparable square footage. 6. Will the width of the proposed lots north of ours be the same since we were initially informed that the lots and houses would be comparable (or better) than ours? Yes. The south row of lots north of those on Acoma range from approximately 9,597 square feet up to 10,849 square feet. Please do not hesitate to let us know if you have any questions.
