My property is located approximately 10 yards from the proposed building site. As a neighboring resident and parent of small children, I have serious concerns regarding the safety, compatibility, and overall impact of this development on our family and community. Additionally, my house is located at the end of 197th street and I anticipate heavy traffic into my property searching for this storage building. The proposed public storage facility would introduce a commercial use directly adjacent to residential properties in a Rural-43 area. This use is inconsistent with the rural residential character of our neighborhood and would substantially alter the environment in which our families live. My primary concern is the safety of our children. A public storage facility will increase traffic from customer vehicles, moving trucks, trailers, delivery vehicles, and other visitors. With public access occurring throughout operating hours, there will be significantly more unfamiliar vehicles and individuals entering and exiting the property. Given that our home is only about 10 yards from the proposed facility, this increased activity creates a legitimate safety risk for children who live and play in the immediate area. In addition, I am concerned about: • Increased vehicle traffic and congestion on owner maintained local roads, specifically my property. • Noise associated with moving activities, loading and unloading, and vehicle operations. • Security lighting and its impact on neighboring residential properties. • Reduced privacy for adjacent homeowners. • Negative effects on property values. • The precedent this approval could set for future commercial development in a rural residential area. Residents chose to live in this community because of its rural character, low traffic volume, and family-oriented environment. Approving a public storage facility immediately adjacent to homes undermines those qualities and places neighboring families at an unnecessary disadvantage. For these reasons, I respectfully request that the Planning and Zoning Commission and the Board of Supervisors deny the Special Use Permit application for Case No. SU260005. My property is located approximately 100 feet to the northeast of this building. As a neighboring resident I have several concerns regarding the safety, compatibility, and overall impact of this proposed business to my neighborhood, family and community. The proposed facility would be directly adjacent to residential properties in Rural-43 area. The area surrounding the proposed site is primarily residential and rural in nature. Residents chose to live here because of the quiet environment, low traffic levels, open space, and agricultural or residential character of the community. Introducing a commercial operation into this setting would fundamentally alter the nature of the area and create impacts that extend beyond the property boundaries. My concerns include: 1.Increased Traffic and Safety Risks 2 The proposed business is likely to generate additional vehicle traffic, including customer, employee, delivery, and service vehicles. Rural dirt roads are often not designed to accommodate increased commercial traffic, creating potential safety concerns for residents, pedestrians, cyclists, and children. 2. Noise and Disturbance Commercial activities can generate noise from customers, deliveries, equipment, and extended operating hours. These disturbances may negatively affect the peaceful enjoyment of nearby residential properties. 3. Impact on Rural Character Approval of this business could undermine the rural residential character that residents value and that local zoning regulations are intended to protect. Commercial development may set a precedent for additional non-residential uses in the future. Besides the fact that this property includes a home rental and has been rented since the purchase. There has been no upkeep of the grounds and this is a huge concern. Weeds have overgrown into my yard and have become an eyesore and a nuisance to our neighborhood. 4. Environmental and Quality-of-Life Concerns waste disposal, water usage, stormwater runoff, or other environmental impacts that could affect neighboring properties. 5. Consistency with Zoning and Community Planning Goals The proposed use appears inconsistent with the intent of rural residential zoning and the goals of preserving low-density residential development. Approving this application may conflict with established planning policies designed to protect the character and livability of the area. For these reasons, I respectfully request that the application be denied. At a minimum, I urge the Board to require a thorough evaluation of traffic, environmental, and neighborhood impacts. Thank you for your consideration of the concerns of the residents who live in and invest in this community.
