Sub-Zero Group, Inc. is applying for Foreign Trade Zone (FTZ) Subzone designation for the 
property 17255 W. Camelback Rd. Goodyear, 85395 parcel 502-31-972, to be included in the 
Greater Maricopa Foreign Trade Zone, Inc. No. 277.  FTZ designation will allow reclassification 
of this property from Class 2 with a tax assessment ratio of 15% to Class 6 with a tax assessment 
ratio of 5% under A.R.S. §42-12006. 
Sub-Zero Group, Inc. is a leading US manufacturer and distributor of luxury appliances.  This 
family-owned company is based out of Madison, WI.
Sub-Zero Group, Inc. is requesting that their current FTZ facility located at 4295 N. Cotton Lane 
in Goodyear (within Site No.3) be combined with their new facility located at 17255 W. Camelback 
Rd., Goodyear, AZ to form a Subzone within FTZ No. 277.  Forming a Subzone provides 
operational and Zone efficiencies as the FTZ Operator is the same for both locations. The new 
facility will consist of a 599,351 square-foot building on a 36.442 acre site which will house 
manufacturing and distribution operations for Sub-Zero Group, Inc.  The total capital investment 
planned for the facility is approximately $96.8 million in real property and $50.3 million in personal 
property. Sub-Zero Group, Inc. expects at the end of 10 years to create approximately 300 direct 
jobs with an annual payroll of $15.6 million.

Fiscal and Economic Impact
Economic Impact estimates are provided by Greater Phoenix Economic Council (GPEC).

Sub-Zero Group, Inc. operations will create approximately 300 direct and 210 indirect jobs 
over the next 10 years, with estimated combined annual payroll at the end of 10 years of 
$26.9 million.

Estimated $2.0 million in direct tax revenues and $419.6 thousand in indirect tax revenues 
for a total of $2.4 million in tax revenue to Maricopa County over a 10-year period.

Estimated $156.0 million of direct personal income and an additional $112.7 million of 
indirect personal income for a total of $268.7 million to Maricopa County over a 10-year 
period.


Estimated $656.3 million in direct economic output and an additional $406.8 million in 
indirect output for a total of $1.1 billion to Maricopa County over a 10-year period.
Property Tax Impact 

Property taxes currently collected for these parcels is approximately $76.24 annually for 
Maricopa County’s portion as a Class 2 property. When the project is completed, property 
taxes will increase to approximately $68,974 annually for Maricopa County’s portion as a 
Class 6 property.
