Corte Bella Country Club Association, Inc., an Arizona non-profit corporation, (the “Grantor”),
for and in consideration of the sum of Ten Dollars and No/100 Dollars ($10.00) and other valuable
consideration, the sufficiency and receipt of which are hereby acknowledged, does hereby grant and
convey to Maricopa County, a political subdivision of the State of Arizona, (the “Grantee”), a permanent
easement over, across, under, and upon the lands described below in Exhibit “A” to construct, install,
access, maintain, repair, reconstruct, replace, remove, operate and use for right-of-way; for the design,
construction operation and maintenance of the traffic signals, traffic signal equipment, roadway striping
and signing required for the construction, operation, and maintenance of said traffic signals; and all
appurtenances (including but not limited to sidewalks, pedestrian ramps, curb and gutter) to all of the
foregoing and all similar and related purposes, together with the right to alter ground level by cut or fill
and unrestricted right of vehicular and pedestrian ingress and egress to, from and across the Easement.
The land over, across under, and upon which this Easement is granted are situated in the County
of Maricopa, State of Arizona, and are more particularly described as:
SEE ATTACHED EXHIBIT “A”
To have and to hold the said traffic signal installation and maintenance easement for the use and benefit
of the public as right-of-way unto Maricopa County, a political subdivision of the State of Arizona and
unto its successors and assigns forever, together with the right of ingress and egress.
The said easement to include the right to cut back and trim such portion of vegetation, branches and
tops of the trees now growing or that may hereafter grow upon the above described premises, as may
extend over said right-of-way, so as to prevent the same from interfering with the sight visibility and
efficient maintenance and operation of said public right of way.
In the event the right, privilege and easement herein granted shall be abandoned and permanently cease
to be used for the purposes herein granted all rights herein granted shall cease and revert to the grantor,
their heirs or assigns.

And the Grantor hereby covenant that they are lawfully seized and possessed of this aforementioned
easement atea; that they have a good and lawful right to sell and convey it; and that they will warrant the
title and quiet possession thereto against the lawful claim of all persons, subject to easements of record;
that they accept the consideration paid hereunder as full payment for all damages to their property
including any severance damages resulting from the grant of this easement and right-of-way.
The benefits and burdens, and the covenants and agreements in this Easement shall run with and burden
the land and shall extend and inure in favor and to the benefit of, and shall be binding on, Grantee and
Grantor and their respective successors and assigns.
WHEREAS in consideration hereinafter set forth, it is agreed, that this instrument contains the
entire agreement between the Grantor and Maricopa County. No further consideration is being paid
than described in this contract.
THE COUNTY OF MARICOPA AGREES:
A. Touse the real property described in Exhibit "A" for the general welfare and benefit of the public.
B. To pay the Grantor the sum of Ten dollats and No/100 Dollars ($10.00) as payment in full
for a Traffic Signal Installation and Maintenance Easement for the property described herein.
C. That, if in the opinion of the Transportation Director it becomes necessary, private structures
will be relocated in kind to the Grantor’s property, cleat of the property described herein, at no
expense to the Grantor except as may be herein otherwise agreed.
‘THE GRANTOR AGREES:
1. To grant a Traffic Signal Installation and Maintenance Easement for the real property described in
Exhibit "A" to the County of Maricopa for the general welfare and benefit of the public.
2. To accept the sum of Ten dollars and No/100 Dollars ($10.00) as payment in full for a Traffic
Signal Installation and Maintenance Easement for the property described herein
3. That the County, or its agents, are hereby granted the right to enter upon the remaining property
of the Grantor for the purpose of accomplishing “C “ above.

LEGAL DESCRIPTION FOR TRAFFIC SIGNAL INSTALLATION AND MAINTENANCE
EASEMENT (TSIME)
A parcel of land in the Northwest Quarter of Section 14, Township 4 North, Range 1 West of the Gila
and Salt River Base and Meridian, and being more particularly described as follows:
Commencing at the North Quarter corner of said Section 14, being an brass cap in hand hole, from
which the Northwest corner of said Section 14, an aluminum cap flush, bears North 89°44'09” West,
for a distance of 2635.74 feet;
thence along the East line of said Northwest Quarter South 00°09'22" East, for a distance of 1571.01
feet;
thence departing said East line North 89°51'25" West, for a distance of 85.00 feet to a point on a line
parallel with and 85.00 feet westerly of the East line of said Northwest Quarter and the Point of
Beginning;
thence along said parallel line South 00°09'22" West, for a distance of 119.73 feet to the beginning of a
non-tangent curve concave to the northeast having a radius of 69.10 feet, and to which point a radial
line bears South 05°03'57" West;
thence northwesterly along the arc of said curve having a central angle of 84°37'29", for an arc
