Cottonwood Basin Court, in the Rio Verde area Site Size: Approximately 20,579 square feet County Island Status: No Additional Comments: This replat will remove a portion of an existing Drainage Easement from Lot 137 of the Vista Verde Unit 1 Amended with the intent of creating a more usable area for residential development of the property while maintaining historic flow patterns. The replat would not affect the current use, tract, and parcel boundaries of the subject property. The Board of Supervisors (BOS) approved the Vista Verde Unit 1 Final Plat Amended on August 8, 2007 consisting of 185 residential lots, 40 tracts on approximately 265.2 gross acres (S2005032). There is an ADWR Certificate of 100-year Assured Water Supply associated with this Final Plat and is certified under #27-401799.0000. Staff considers this Replat to be in substantial conformance with the approved Vista Verde Unit 1 Final Plat Amendment (S2005032). The overall lot and tract layout has remained in substantial conformance. Recording fees will be furnished at the time of replat recordation. All requirements of the Maricopa County Department of Transportation, the Maricopa County Environmental Services Department, the Flood Control District of Maricopa County, and Drainage Review Division of the Maricopa County Planning and Development Department have been met. There are no incorporated cities within 3 miles of the subject property, thus July 22, 2020 S2020012 Page 2 of 2 no cities were noticed on this replat. Interested Parties associated with Supervisor District 2 were noticed and as of the date of this report staff has not received any comments or concerns.
