Subject: Proposed KW Cross Dock Facility Opposition

4/9/2020

Dear Honorable Supervisor Hickman,

There has been significant attention focused on the proposed “CrossDock” facility, permission for
which KW Cross Dock has petitioned the County. Please note our strong opposition to this project.

The facility is planning to locate at 15152 W. Camelback Rd., Litchfield Park, AZ 85340, and as such, it
is wholly incompatible with nearby residential areas, as it will purportedly generate a huge amount
of tractor trailer traffic, much of which will be routed down Camelback Road through primarily
residential neighborhoods.

Understandably, the construction of the 303 was undertaken to increase access to the far West
Valley for business and development, and progress in generally a good thing for a community. But |
believe that the “cost” of such progress should be carefully weighed against the needs of established
long-time residents, whose courage in purchasing property and building homes here years ago was
the REAL reason that the area has become successful and desirable.

Now that the area has become an established commercial success, these homeowners should not be
penalized for their early investment by an incompatible use of the surrounding land that promises to
increase noise, pollution, and traffic congestion and significantly decrease safety and surrounding
property values.

The County benefits financially from taxes directly proportional to the high value of these nearby
properties and, as such, would be disadvantaged were this project to reduce those values.

Additionally, the impacted residents would also suffer a significant financial setback, especially
painful in this time of crisis, as unemployment and under-employment rates are at 100-year
historical highs and the value of their properties is often the only financial parachute they may have.

Therefore, we respectfully request that the project be denied as an incompatible and undesirable
use of land that was formerly a peaceful and neighbor-friendly golf course, and now threatens to
become a noisy, dangerous, high polluting heavy industrial site.

Respectfully,

Mr Hickman,

We live in LP, north of Camelback, west of Litchfield road. Our backyard faces Luke AFB.
We love the sound of the jets!!, However, the sound of 4000 trucks per day/night is not a
sound we want to hear. Please do not let this truck facility locate near our quiet
neighborhood. Why would the county approve of a facility this size, with this amount of
large truck traffic near neighborhoods? Our school buses travel in front of Falcon golf course
every school day.. Please, please do not allow a large truck facility to locate in our
neighborhood!!

Dear Mr. Hickman:

I strongly oppose the construction of the KW Cross Dock
Facility on Camelback Rd. just west of our community of
Litchfield Park.

I live one block south of Camelback on Campina Drive in
Litchfield Park. The traffic on Camelback is already heavy,
bringing noise and pollution to our residents.

The proposal to add 4000 heavy trucks a day using this
facility, with 2500 utilizing Camelback Rd. is appalling.

Please reject this application.

Subject: Proposed Truck Dock on Camelback Road

Mr. Watkins, and Mr. Hickman:

| live in Litchfield Greens bordering Camelback Road West of Litchfield Road. It has come
to my attention that a large trucking facility has been proposed at the location of the Falcon
Golf Course on Camelback.

The numbers of 4000 truck trips per day, of which 2500 would go through Litchfield Park
are unacceptable for several reasons. We are a residential community, not a commercial or
industrial area. That amount of heavy truck traffic would cause tremendous traffic problems
for our community whose streets are not built to handle that commercial traffic load. The
noise created by such traffic will worsen the noise issues we have from Camelback, which is
already becoming a problem. The increase in noise will have a major negative impact on our
quality of life, and our property values as well. In addition, our roads are not built to handle
the stress of that amount of heavy truck traffic, they are built for residential service. The truck
traffic will damage our roads significantly.

Given that we are a residential community, | cannot understand how the Falcon Golf
Course parcel could possibly be zoned for such a large commercial enterprise. This makes no
sense at all. There are substantial commercial areas farther West in the Loop 303 area. That
is where this truck facility should be put.

Thank you for your time and consideration in this matter. | assure you everyone who lives
in our area will be opposed to this proposed trucking facility.

Mr Watkins

I am unutterably horrifified to learn that Maricopa County is allowing KW International to
build a facility in the area of Falcon Golf course on W Camelback/155th Ave.

For many months I have been begging Maricopa County to stop allowing hundreds and
thousands of new homes to built in the area. The Base has expanded and every single piece of
spare land (and obviously land previously used like Falcon Golf Course) is being bult on. Do
you understand the notion of ‘diminishing returns’? This will occur and the area is so crash
prone, productivity will fall markedly. Once the point is reached with the social and economic
costs outweigh the economic benefits you the place will deteriorate, homes will devalue and a
'ghetto' will develop. IF YOU WANTED THIS AREA TO BE INDUSTRIAL WHY DIDNT
YOU SAY SO 20 years ago?

We built here in good faith 18 years ago. We were told the aggregate mines along El Mirage
would be closed within a year. That was a lie as they have expanded a thousandfold. Now,
along with all the new businesses and thousands of homes and apartment style cottages, there
are going to be something like 4000 massive truck journeys PER DAY?

At this time when we are in crisis and 'stay at home! mode traffic is a little diminshed but there
are still many, many aggregate and construction industry trucks in the area. It is
DANGEROUS along Camelback as well as Dysart and Litchfield roads, especially north
towards the Base. There is no traffic regulation. It is as if nobody cares about this part of the
Valley.. I want my money back.

Aside from the danger of even more crashes, there is a horrendous air pollution which such a
facility will bring. I write to Doug Ducey to beg him to stop the expansion of this small area.
I do not live in the Park itself and I feel for those residents whose whole quality of life has
been destroyed.

I understand there will be an opportunity to make a submission and attend a virtual meeting
later in the month. It isnt' always all about the money. Sometimes it is about people.

Sincerely
Stay safe and well.

By this email | am voicing my opposition and concern for the proposed dock facility to be built on the old Falcon Golf
Course Site on Camelback Road. This location is very close to Litchfield Park and will bring with it an excess of truck
traffic which will impact the Park’s residents by increasing through truck traffic dramatically on Camelback, Litchfield,
Indian school and Dysart roads which circumvent our community.

It would seem that a more suitable location can be found further west outside of residential areas which would utilize
the freeway system with direct exit access to this proposed facility.

Having the location of such a facility so close to residential neighborhoods is not a good
idea! | live close to Camelback and the current traffic noise is my only complaint about
living here.

Traffic along Camelback has increased exponentially over the past couple of years. On
week days, the evening westbound rush-hour traffic is backed up to Alsip Rd.

commercial area nearer the 303.
