| have spoken to Goodyear and they believe they only control the south half of Camelback in that
area and are not sure who controls the north half. In addition they are not sure who controls
Camelback to the west or to the east.

Can you tell me who controls Camelback from Litchfield Road to the 303 or a site where | can look
this up?

My name is David Ellis. | have just recently become aware of the proposed KW
Cross Dock Facility development on the old Falcon Golf Course property, on
Camelback Road immediately west of the City of Litchfield Park.

Along with my wife Marcie, | live just south of Camelback road west of Old
Litchfield Rd. We have been Litchfield Park residents for 56 years, a long time
before it became a City. We have seen it make the wonderful transformation
from irrigated cotton fields to a lovely residential community that has quiet
meandering streets with stately palm trees intermixed with orange trees. It has a
small town center with a 1950’s feel, is quiet with minimal traffic, and is one of the
best-kept secrets in the valley. We are truly blessed to live here.

| served on Litchfield Park’s Planning and Zoning Commission for 8 years, five of
those as its Chairman. My wife Marcie served two terms on our City Council. We
both are acutely aware of the important role that planning and zoning plays in
balancing the need for appropriate development while at the same time
protecting a community’s character.

| submit to you that allowing a commercial/industrial development that will
generate some 4000 semi-truck trips near our City’s backyard, with 2500 of them
lumbering through our City, will severely impact, if not destroy, the lovely
community character of Litchfield Park.

| urge you to recommend non-approval to the County Board of Supervisors for
this semi-truck intensive development. Thank you for the opportunity to

estimated at 4000 vehicles per day. And, Camelback it's still basically a rural road.

I urge you to listen to the residents who live very close to the protes facilty and anyone who
travels along Camelback Rd between the 303 and Litchfield Rd daily. We are constituents of
Maricopa County.

lam writing to express my concern about the cross dock facility proposed for the Falcon Golf
Course.

Based on the information | have, | am opposed to the approval of this land for the purpose of
this cross-dock facility. The activity surrounding this operation will bring down the value of the
residences in the area. We already deal with an excessive amount of noise from Luke Air
Force Base. This will not only add additional noise but also create major traffic issues in our
community thereby destroying our quality of life.

It is disappointing that | only heard about this plan in the last couple of weeks thanks to the
City of Litchfield. Had | known about the plans for this land previously, | would have studied it
more closely and had more time to put together a better, and perhaps, more detailed
response.

Please record my concerns and my opposition to this site improvement.

Dear Supervisor Hickman:

We are writing to you to express our opposition to the Falcon Golf Course/Cross Dock

facility planned in our community.

We have lived in Litchfield Park for a little over two years now and really enjoy our
decision to move into this community. We are less than two miles from Luke AFB and
we accept the noise associated with the air base and the nearly daily flights by our
military aircraft. We were very aware of this when we purchased our home.

And, we were aware that the property along the 303 to the west of us was going to be an
industrial corridor.

But we did not expect that the property as far east as the golf course would ever end up in
a heavy use industrial site. The golf course provided a bit of a buffer between the
industrial sites and the residential communities. The residential communities just to the
south of the golf course located in Goodyear are located directly west of our home.
Again, further buffering to the activity associated with the industrial sites.

Now we find out that the county is about to approve a use for the golf course that is going
to bring heavy traffic and noise to our community. This should not be allowed. It will

impact our community’s quality of life and home values.

We urge you to use whatever influence you have to reject this project and make sure that
future projects do not impinge on our quality of life in the west valley.

This trucking facility will have a negative/adverse affect on
the community. | have experienced the adverse/negative
affect of the Fry’s Grocery store located at Camelback Road
and Litchfield Road. The traffic, congestion has increased
tremendously since | moved here in 2003. Camelback Road
cannot handle the increased traffic and definitely

the heavy semi-trucks consistency of 4,000 per day.
Camelback Road has cracks and pot holes.

Cross Dock Facility should be located at the 303 Freeway and
Camelback Road next to REI, Dick’s Sporting Good and UPS.
If the trucking company is approved eventually Camelback
Road will have to be widened to four lanes instead of two
lanes. This will also increase traffic tremendously. Thus,
increasing traffic by at least 30-40% from where were it is at
now.

This is going to increase a severe environmental impact and
increase gas emission, air pollution, noise and traffic
problems. We all know that all vehicles on Arizona highway
abide by the same speed laws. This includes, cars, and
multi axel vehicles driving at the same speed regardless of
the weight and impact on the highways.

Litchfield Park residents do not want the Falcon golf course turned into a parking lot for
semi trucks. Camelback Rd can't handle those types of vehicles and we do not want them
on our road. It would negativity impact traffic, the road, and would create too much noise.
This is a residential area. Semi trucks should be in rural areas.A Goodyear snuck this

As a resident in Goodyear/Litchfield Az I oppose the planned development Planning &
Zoning Case Number: MCP2019005 on West Camelback Rd.

Since moving into this community 15 yrs ago, our children and grandchildren have since
followed our lead and moved into this area believing that it offered a different life
experience from the noise and hustle of our previous residence in Phx.

Over the last 2 years we have seen industrial parks built just 1 mile west of us. It has
caused a form of traffic that is not favorable to family life. I have personally have had to call
companies owning these semi trucks to report drivers taking our neighborhood streets to
exit this community. Several times I have personally seen these trucks moving at a high
rate of speed. The noise, dust and lack of concern for the safety of our families has not been
demonstrated on many occasions.

To add another 150 acres for the purpose of servicing semi truck loads is not what we need
or care for.

To remove the golf course and the green belt it provides and as of late the beauty it
produces, is taking away the open spaces and quiet areas the west valley is known for.

I'm not oppose to growth and development and more jobs. But this planned development is
not conducive to live alongside a family planned community.

I will do my best to ensure it does not happen.

Gentlemen:

We, the undersigned residents of La Loma Village, a Sun Health CCRC in Litchfield Park, wish to record our very
strong opposition to the proposed KW Cross Dock Facility on West Camelback Road.

We cannot imagine that a project of this type could be considered feasible in such close proximity to so many
residential units. La Loma Village, as an established health and retirement community with further development in
process, would be severely impacted by the noise and pollution created by heavy truck traffic.

Camelback Road is a residential street, NOT A FREEWAY. In many places it is only two lanes wide and cannot be
widened, creating a safety hazard to all who reside along it. Furthermore, the road bed was not designed for heavy
truck traffic and will break down. Then, who will be responsible for repairs? There is already more than enough
traffic on Camelback Road between Litchfield Road and the Loop 303.

This is not a petition. Due to the Covid-19 lockdown, it is impossible to collect actual signatures. Therefore, we
determined that, as concerned residents, we would simply write a letter expressing our opposition and include our

names.
