GRANTOR, for the sum of  Forty-Three Thousand Dollars and no/100 ($43,000.00), and other 
valuable consideration, receipt and sufficiency of which are hereby acknowledged, paid by Quinn 
Enterprises, L.P. by this Deed does grant, sell, and convey unto the said GRANTEE all that certain 
real property situated in the County of Maricopa, State of Arizona, described as follows:

The GRANTOR hereby conveys unto GRANTEE all warranties of title for its acts and not the acts 
of others, of any nature whatsoever.

RESERVING HOWEVER TO GRANTOR, a perpetual and assignable right, power, privilege, 
and easement over all of the property described in Exhibit “A” and depicted in Exhibit “B” to 
overflow, flood, and submerge on, over, and across said real property.

LEGAL DESCRIPTION 
 
A portion of the parcel of land described in Recording Number 1990-0545051 on file with the 
Maricopa County Recorder’s (MCR) situate in the South One Half of the Northwest Quarter of 
Section 34, Township 1 North, Range 1 West of the Gila and Salt River Base and Meridian, 
Maricopa County, Arizona, and being more particularly described as follows: 
 
COMMENCING at the West Quarter corner of said Section 34, from which the Northwest 
corner of said Section 34, bears North 00°13'24" East, for a distance of 2,642.92 feet; 
 
THENCE along the East-West Mid-Section line of said Section, South 89°34'21" East, for a 
distance of 569.97 feet to the POINT OF BEGINNING; 
 
THENCE departing said Mid-Section line, North 00°00'00" West, for a distance of 844.68 feet 
to a point that is 16 feet southeasterly measured at a right angle from the southeasterly right of 
way line of the Salt River Project – Buckeye Feeder Canal described in Book 343 of Deeds, Page
