CITY COUNCIL REPORT SUBJECT: Replat of Federico's Parcel MEETING DATE: January 28, 2025 TO: Mayor and Council FROM: Chris Hamilton, City Engineer REVIEWED: Reyes Medrano Jr., City Manager PURPOSE: Approve Replat Application #24100001 as submitted by James Williamson with Superior Surveying, on behalf of the owner, Isidro Araiza, for a final plat located near the southwest corner of 83rd Avenue and Van Buren Street in Tolleson, AZ. The site, comprised of a portion APN 101-12-612, is approximately 60,126 sq. ft. and zoned Planned Area Development (PAD). BACKGROUND: In 2008, a final plat for Tolleson Business Park was recorded. The plat is MCR Book 977 Page 19. Federico's purchased lot 4 of Tolleson Business Park. DISCUSSION: The owner of the Federico's parcel desires to have a commercial building constructed north of the existing restaurant. They would like to be able to have this building on a separate parcel from the restaurant parcel. This replat is to split the lot into two (2) parcels. BUDGET IMPACT: This item has no additional budget impact. RECOMMENDATION: Staff recommends the approval of the Replat for Lot 4 Tolleson Business Park.
