ATTACHMENT A

A-Road; Town of Wickenburg shall assume ownership and maintenance of the roads within the Lewis
Addition. Roadway shall consist of the width of the current asphalt and not more than 2 feet on each side
of the current roadway asphalt.

1) Maintenance shall be undertaken in a timely manner and in a manner as to provide roadway
conditions comparable to conditions at time of annexation.

2) Retain width of roadway to that of the current asphalt roadway and not more than 2 feet on each
side of the current asphalt roadway.

3) Retain present grades, both horizontal and vertical.

4) There shall be no improvement district, or improvements made, for which the homeowners of the
Lewis Addition can be charged without at least a 2/3 super majority approval of the homeowners
living in the Lewis Addition at the time.

5) Permit current landscape arrangements along the roadway, such as natural growth or resident
owner maintained.

6) There shall be no street lighting, nor an improvement district for the provision of such, for which
the homeowners of the Lewis Addition may be charged, without the approval of at least a 2/3
super majority of those living in the Lewis Addition at the time.

B-Fences
1) Retain current fencing, i.e. barbed wire, chain link of variable height, stock wire mesh and/or other

as presently constituted, and allow for ongoing maintenance and/or replacement of same.

C- Sewer System
1) Retain current sewage/septic system as built.
2) Allow maintenance and repair of same.
3) There shall be no sewage improvement district, or improvements made by the Town of
Wickenburg, for which the homeowners of the Lewis Addition can be charged, without at least a
2/3 super majority approval of the residents living in the Lewis Addition at the time.

D. Water Supply
1) Retain current right to use a well for the water source, and allow for maintenance and/or

replacement of the current system, as needed, in accordance with the then current State of Arizona
regulations relating to water supply wells.

2) There shall be no water supply improvement district, or improvements made by the Town of
Wickenburg, for which the homeowners of the Lewis Addition can be charged, without at least a
2/3 super majority approval of the residents living in the Lewis Addition at the time.

E. General Appearance
1) Allow current uses of land such as landscaped area and/or natural vegetative (no maintenance)

areas. There shall be no areas subject to vegetative abatement proceedings.

F, Land Use
1) Retain current land use options, to include horse and other livestock privileges in accordance with
Maricopa County Standards and pertinent codes on the date of annexation.
2) Retain current privilege of adding out buildings such as barns, storage sheds, garages and
guesthouses in accordance with the Town of Wickenburg’s codified standards.
