The Carioca Company would like to submit the following Site Plan for a new retail fuel 
station and convenience store located on an existing vacant parcel at the southeast corner 
of Highway 93 and N. Vulture Mine Road in Wickenburg, Arizona.  A new 4.5 acre parcel will 
(201-11-002P) will be located on the hard corner on the east side of Highway 93. The 
convenience store and fuel station are the only planned improvements for the overall 
property at this time. The site is currently vacant and currently zoned Commercial (C-2). 
Highway 93 is controlled by ADOT and has recently been improved with a round-about 
intersection at Vulture Mine Road. There are no immediate neighbors adjacent to this 
property.  Future commercial development is planned on the neighboring property to the 
south. The fuel station will consist of a 7,350 square foot convenience store and two fueling 
canopies for automobiles and larger RV’s / truck traffic in the area. Related services such as 
propane sales, air and water will be offered as part of the service station. Retention will be 
on-site basins and generally located on the south side of the property. 
 
Roadway access will be from Vulture Mine Road which extends north of Highway 93 and 
will require two new driveways to be constructed along the roadway. The northern 
driveway at the end of Vulture Mine Road is intended to be for RV / Truck traffic and the 
southern access point will have full turning access intended for smaller automobile traffic. A 
shared access easement has been established along the northern property line for future 
access to the neighboring commercial property to the south. No access directly to Highway 
93 is planned and North Vulture Mine Roadway is located within the Highway 93 Right of 
way. We do not anticipate any modifications to the existing round-about located in front of 
the property. This convenience store will service existing traffic along Highway 93 and 
Vulture Mine Road and will not increase or generate additional traffic volume to the 
surrounding neighborhoods.

In an effort to keep the vehicle traffic separated, the convenience store is located to the 
northern end of the property with larger vehicular traffic rotating around the building at 
the rear of the store to access a fuel canopy to the southeast of the store. Isolated from the 
larger vehicle traffic, the store is fronted by parking and a second fuel canopy is planned for 
the southwest of the store. The site design allows for separation of traffic and provides 
ample space for expected RV, boat, camping trailers and regional truck traffic. We feel the 
site allows for a safe and comfortable internal traffic flow around the property. We have 
placed outdoor seating with shade trees near the public parking on the north side of the 
building. 
 
The property will require a new on-site well for domestic water and fire suppression as well 
as an on-site septic system for sewer. The owner is aware of future plans for the sewer and 
water to be extended north on Vulture Mine Road and cross Highway 93 for use by the 
Wickenburg properties. Our design will plan for a future connection to these future utilities 
once they are brought north on Vulture Mine Road. In the interim, a water storage tank for 
domestic and fire suppression and pump house will be required as part of this project and is 
planned for the east side (rear) of the building. We have specifically placed the tank near 
the building to help screen it from Highway 93. An on-site septic treatment system will be 
provided as to the county guidelines and requirements. 
 
The canopies will be approximately 21’ high with a 17’ high ground clearance. The canopy 
will have cut off under canopy lighting and the fuel curb islands will contain the fuel 
dispenser and protective bollards.  
 
The anticipated project timing would be to have the facility open to the community within 
the next 12 months from receiving building permits. We are excited about this project and 
feel that this location is right for such a project and will help to service the surrounding
