A RESOLUTION OF THE MAYOR AND COUNCIL OF THE CITY 
OF SURPRISE, ARIZONA, TO CONDITIONALLY ACCEPT THE 
STREET 
AND 
PUBLIC 
UTILITY 
IMPROVEMENTS 
AND 
COMMENCE MAINTENANCE AFTER TWO YEAR WARRANTY 
AT ZANJERO TRAILS PHASE 2 PARCEL 11A, GENERALLY 
LOCATED AT N. 189TH AVENUE AND W. LAUREL LANE. 
 
WHEREAS, the Mayor and City Council of the City of Surprise approved a final 
plat entitled “Zanjero Trails Phase 2 - Parcel 11A” on, February 12th, 2019; 
 
WHEREAS, Lennar Arizona Incorporated, an Arizona Corporation, the developer 
of Zanjero Trails Phase 2 Parcel 11A, dedicated to the City the street and public utility 
improvements, generally located at N. 189th Avenue and W. Laurel Lane; 
 
WHEREAS, on or about September 29, 2020, the City of Surprise Public Works 
Department Engineering Division completed an inspection of the public improvements 
described in this resolution and found the improvements to be in substantial compliance 
with the approved plans and specifications; 
 
WHEREAS, the City of Surprise notes that the two-year warranty period will 
commence upon conditional acceptance by the City; and 
 
WHEREAS, after the conclusion of the two-year warranty period, the City of 
Surprise will release the warranty and begin maintenance of the street and public utility 
improvements. 
 
NOW, THEREFORE, BE IT RESOLVED by the Mayor and Council of the City of 
Surprise, Arizona, as follows. 
 
Section 1.  The City of Surprise conditionally accepts the street and public utility 
improvements generally located as depicted on the map attached as Exhibit A and listed 
on Exhibit B. 
 
Section 2.  Upon final acceptance by the City Engineer, the City Council hereby 
directs the City to release warranty and begin maintenance of the street and public utility 
improvements.

The public improvements for the above project have been completed and are tentatively scheduled 
for the September 7, 2021 council agenda for acceptance. The amounts for the infrastructure have 
been provided by a third party and not the City of Surprise. The following are the infrastructure 
improvements included with this acceptance and the corresponding valuation that the City will be 
accepting: 
City Paving - $533,517.01 
City Concrete - $722,863.58 
City Storm Drain - $275,881.93 
City Sewer - $408,535.40 
 
Total: $1,940,797.92
