The staff is requesting a prohibition on the use of manufactured or modular homes in the Mixed-Use and Suburban Neighborhood zoning districts. Residents feel that these types of homes negatively affect property values. At present, the Building Code and Zoning Code do not offer guidelines on the aesthetic aspects of these homes. Restricting these dwelling types in Suburban Neighborhoods and Mixed-Use zones will limit their availability to only the Mobile Home and Rural Area zoning districts. 154.052 Permitted Uses by Zone 2 Manufacturing Homes Zoning Timeline • Ordinance O89-04-05 amended the zoning code to allow manufacturing homes in the R-1 and R-1a zones as a “Conditional Permitted Use. • Table of Permitted Uses by Zone from the 2006 Zoning Ordinance Passed and Adopted on March 9, 2006. O06-02-05. Manufacturing Homes conditionally permitted in R-1 and R-1a. • Manufacture home use was removed from the permitted uses by zone table with the adoption of ordnance O11-09-17, passed on 9/22/2011. Mobile Home use is permitted in the MP Mobile Park zones. • Manufacture homes were added back to the permitted uses by zone table as permitted use in the MP and MU zones in 2022 with ordinance O22-05-02, adopted on May 3, 2022.
