This memo revises staff’s recommendation for Approval of SU240025 subject to conditions ‘a’ – 
‘l’ – with revised language to condition ‘l’. 
The subject condition requires the applicant to have a setback of 100’ minimum from all lot lines. 
Development of the site would not be in compliance with the 100’ setback for the side yards due 
to a future 40-foot right of way preservation for 172nd Street. Staff’s recommendation includes 
revised condition ‘l’ 
l. All buildings associated with this special use shall be setback a minimum 100’ from lot lines 
from the rear yard.
