Since the publishing of the staff report for this case staff received an opposition letter from a 
neighboring property owner.  In the letter, the opposing property owner raises concerns related to 
the placement of buildings in proximity; noise impacts; harmful effects to the septic system from 
hair salon use; increased vehicle traffic near adjacent bus stop; and the absence of any residential 
uses on the property.

Opposition to SU250005 – NJ Palmer Salon  
Would like to open this letter up with letting you know that we’ve lived at this residence on 
16441 E. Queen Creek Rd. for 25 years now. I planned on 25 years ago to retire on this 
property when I was working for SRP. Now that I’m retired or trying to enjoy this nice 
community on Queen Creek Road of all the horse properties and the people that have been 
here just as long as we have if not longer. After going through the construction of Queen 
Creek getting rebuilt and having to go through all that and finally settling down in our new 
home, we were liking to enjoy our retirement, but with the next-door neighbor selling the 
home and the new owner wanting to just operate a couple different businesses from this 
property is not sitting well with me. Nobody lives at that residence full-time the owners live 
out in Queen Creek. They’ve already added three new buildings to the property and two of 
them are right against my property line within 55 feet from my property line on two of the 
buildings out of the three. Since they put the buildings as close as they could against my 
property line now that they’ve added AC units, the AC units are 4 1/2 feet from my property 
line. The property that is in question is on a septic tank and with them wanting to open a 
beauty salon where all the beauty chemicals gonna be getting washed into the septic tank 
that’s gonna create a hazard. This is actually fertile ground that used to be a cow farm and 
has some of the richest soil in this neighborhood. Not to mention with the fume build out 
what would that cause if it was a hazard if not potential danger to blowing up the septic 
tank. Right across the street is a bus stop for a school and they’re wanting to have quite a 
bit of vehicle traffic most of the day it’s gonna create even more of a hazard for that bus 
stop not to mention the noise and nuisance. It’s gonna cause my property of having to deal 
with all these people coming and going all day.. there’s not one residential property on 
Queen Creek Road in between Greenfield and Higley that runs a strictly business. There 
may be people that are business owners, but they live at that property as they’re running 
the business not just strictly running a business out of it, not living there. They’ve already 
installed the three trailers and done the construction and everything before they’ve even 
had this hearing or gotten permits for anything. So how do they know if they’re in code? The 
master bedroom to my house is on the west side of my house. And two of the three trailers 
that they’ve installed on the property liner on that side of the house so they’re right against 
my property line to where the noise that they make my master bedroom will be hearing 
everything they’ve added two AC units per trailer so that’s four new AC units within a 2020 
foot distance of my master bedroom that I’m gonna have to listen to. Not to mention the 
beauty product emptying off on the property into the septic tank. Please consider these 
issues that I’ve brought up to your attention and we will be present at the hearing thank you
