Action Requested:
Approve and execute Lease Agreement between Maricopa County and JCL Commercial, LLC, for short-
term lease of 2400 square feet of retail space located at 4501 E. Main Street, Suite 217, in Mesa.  The 
term of the lease is 9 months from March 1, 2024 through November 30, 2024 at $4,400 per month plus 
rental tax ($3,600 Rent; $800 in common area maintenance.) The suite will be used as a polling location 
for upcoming elections.
The property is in Supervisor District 2
Additional Information:
Maricopa County has exclusive use of premises 24/7 and a non-exclusive right to use common areas.  
The premises shall be delivered in clean condition with all building systems operational.  Electricity will 
remain in Landlord’s name with usage charges billed back to Maricopa County which are to be paid 
within 30 days of receipt of invoice.  General termination language is included with rents prorated in the 
event the county terminates prior to expiration of lease.  Holdover for up to 6 months at current 
monthly rent and common area maintenance charges.
Financial Impact:
$39,600 plus rental tax for term of lease.
