1) CALL TO ORDER: Hearing convened at 6:04 p.m. and was called to order by Chair Johnson 
 
2) CONSIDERATION OF MEETING MINUTES:

Motion: Motion made by Commissioner Richter to approve Study Session minutes and Regular Meeting 
minutes for January 13, 2026 and seconded by Commissioner Forte.  
Ayes: Chair Johnson, Vice Chair Schwartz, Commissioners Lloyd, Spears, Forte, Tom, and Richter 
Nays: None 
Abstain: None 
Absent: None 
 
Vote: Motion passes 7-0 
 
 
      
The following items were considered for Consent Agenda: 
 
4A) Request a Use Permit Standard to reduce the side yard building setback from eight (8) feet to seven (7) feet 
for a detached accessory building in the R1-6 zoning district for SOSA RESIDENCE, located at 1028 South 
Lebanon Lane. The applicant is Jorge Sosa. (PL240262)

zoning district for GLEASON CARPORT TO ADU CONVERSION, located at 201 East Fordham Drive. The 
applicant is Trevor Pan Architects, PLLC. (PL250324) 
 
4C) Request a Use Permit to allow a fitness center in the GID zoning district for FGFC FITNESS STUDIO, 
located at 2209 West 1st Street, Suite 107. The applicant is Aaliyah Cook. (PL250423) 
 
Motion: Motion made by Commissioner Richter to approve Consent Agenda and seconded by 
Commissioner Lloyd.
