FISCAL IMPACT: While this ordinance change does not directly impact revenue, the planned 
development will result in collection of the standard development fees, calculated according to the 
approved fee structure at the time of permit issuance.
RECOMMENDATION: Approve, subject to conditions
 
BACKGROUND INFORMATION: WILSON ROW (PL260020) is requesting a Use Permit Standard 
to reduce the rear setback from 15 feet to 12 feet for a six (6) single-family attached development at 351 
South Wilson Street, zoned R-3, multi-family residential. The request includes the following:
