BACKGROUND INFORMATION:  LITTLE QUAIL (PL260136) is proposing a bar/tavern in the CSS 
zoning district, located at 764 West Broadway Road, Suite 102. Little Quail is proposing to locate a wine 
bar and taproom with indoor seating and an adjacent outdoor patio with tables and umbrellas in an 
existing 1,300 square foot suite. The exterior of the building at Suite 102 will be upgraded to include two 
garage doors and a corrugated metal façade. The request includes the following:
