from 15 feet to 12 feet for RADFORD RESIDENCE, located at 1318 East La Vieve Lane. The applicant

BACKGROUND INFORMATION:  RADFORD RESIDENCE (PL260168) is requesting a Use Permit 
Standard to reduce the side yard setback in the R1-15 zoning district by 20% from 15 feet to 12 feet. 
The lot currently contains a single-family residence which the property owners are proposing to construct 
an addition. The existing house was built in 1980 and complied with the side yard setbacks of 15 feet. 
Due to the west property line not running parallel to the wall of the house, any addition to the northwest 
portion of the house will encroach into the side yard setback. According to the submitted site plan, the 
proposed addition will be 13’-0.5” away from the west property line. The Tempe Zoning and 
Development Code allows a 20% reduction of the side yard setback with the approval of a Use Permit 
Standard. The request includes the following: 
ZUP260050 Use Permit Standard to reduce the side yard setback for a single-family residence.
