Narrative

I have had a sports bar and grill (Third Base-1949 W Ray Rd #11) in Chandler since 2009. Our lease ended 
in June and we found a new location, 4910 W Ray Rd #3, Chandler, AZ 85226, in the Chandler Sunset 
Plaza. It is three miles from our former location and basically will be the same business- name, concept, 
ownership, staff- all remaining the same.  Attached is the site design. The suite is 3663 sq feet. It was 
previously a restaurant/bar, we are making no structural changes to the building or landscaping. We are 
redoing the flooring, cleaning up the interior. The landscaping on the patio will stay the same, there 
were sunshade/sails before but only the poles remain. We will replace them with similar style and color, 
to maintain uniformity on the patio. There is ample parking, and one of the two businesses that share 
the building is a breakfast restaurant, that closes at 2:30pm. Our hours of operation will be m-f 
10:30am-2am, weekends 9:30am-2am. We will start off with 9 employees, and hope to hire more once 
we are up and running. We might have occasional live music, maybe 2-3 times a year, but it would be an 
acoustic type performance, inside the building. We will not have karaoke, dancing or a dj. We will have a 
juke box, about 15 -20 tvs, possibly two on the patio, with one speaker on patio and 3 inside. The patio 
is about 1500 sq ft with 10 tables and 40 chairs.  The patio is accessed by either a gate outside or by the 
rear door of the building. Inside the building there are 25 bar seats and 80 dining seats. The patio 
smoking area is more than 12 feet from the door coming into the bar. The smoking area is all outdoors, 
and you can walk outside and leave through the gate without walking through the smoking area.
