PROJECT DESCRIPTION
This project includes construction services for 18 standard post-tensioned concrete
pickleball courts and accompanying amenities including but not limited to: parking lot
with approximately 130 spaces, sidewalk, landscape, irrigation, restroom, equipment
storage, lighting, benches, practice areas, and shade canopies. Construction also
includes 3 standard post-tensioned concrete tennis courts at the Chandler Tennis
Center.
Tumbleweed Park is in the square mile bordered by Germann, McQueen, and Queen
Creek Roads, and Arizona Avenue, Chandler, Arizona. The pickleball portion of the
project is located at the southeast corner of Germann Rd and Pioneer Parkway. The
tennis court portion of the project is located at the Chandler Tennis Center, 2250 S.
McQueen Rd
GMP 2 DESCRIPTION
This GMP is for the construction scope which includes all of the labor, equipment,
materials, supervision, and subcontractors to construct the infrastructure (grading,
drainage, utilities, etc) and site programming; including the pickleball courts, restroom
building, parking lots, concrete flatwork, signage, associated fence, site furniture,
monument, wayfinding signs and work for the modifications of Pioneer Parkway.
Not included in this scope is any long-lead procurement materials included in GMP 1.

Assumptions & Clarifications
1) GENERAL: The following items included in GMP 1 have deductive cost line items so as to
ensure that these items are not doubled up in GMP 2:

b. Electrical SES, Light Poles, and Fixtures
c. 6’ Wind Screen
d. Practice Walls Materials
e. Monument Materials
f. Bike Rack, bollards, and exercise equipment materials

2) Section 1 REMOVALS & EARTHWORK:
a. Earthwork calculations were generated using a combination of the plans and CAD
files.
3) Section 2 SEWER
a. All PVC and HDPE material is quoted for shipment within 7 days of quote/bid date.
All other material is quoted for shipment within 30 days of quote/bid date. After 7
days for PVC and HDPE or 30 days for all other material, ALL quoted prices are
subject to review based on current market conditions. Contingency may be used if
material prices increase.
b. The sewer tie-in includes costs to remove and connect to an existing stub out from
an existing manhole. If this line is not at the proper grade or elevation, then
additional costs may need to be added to install the sewer system properly.
4) Section 3 WATER:
a. All PVC and HDPE material is quoted for shipment within 7 days of quote/bid date.
All other material is quoted for shipment within 30 days of quote/bid date. After 7
days for PVC and HDPE or 30 days for all other material, ALL quoted prices are
subject to review based on current market conditions. Contingency may be used if
material prices increase.
b. A water service from the restroom building to the drinking fountain is not shown on
the plans but has been added to establish budget.

a. Asphalt is bid to be installed in a single lift for both the 2” and 3” pavement
sections. The price is for 1/2” MAG Marshall Asphalt Mix for the parking lot and
1/2” EVAC PG70-16TR Asphalt Mix for the Pioneer Rd.
9) Section 8 LANDSCAPING:
a. A Flow Sensor was not called out, a baseline spec is reflected to establish budget.
b. Irrigation gate valves do not have a spec, budget matches the 100% plans of the
Tumbleweed Diamonds project.
c. Decomposed Granite is priced to match existing, no spec is listed on the plans.
d. Cost of water to irrigate landscaping during the maintenance period is excluded.

a. Post-Tension Engineering and testing on concrete slabs included.
b. Gameco Surfacing and Striping is included with 1 coat of primer and 3 coats of sand

12) Section 11 MONUMENT & WAYFINDING:
a. Monument pricing is budgetary and will be further clarified as all design alternatives
are reviewed and approved.
b. Wayfinding sign quantity is unknown and is budgetary.

a. All material is quoted for shipment within 30 days of quote/bid date. After 30 days
ALL quoted prices are subject to review based on current market conditions.

14) Section 13 FABRIC SHADE:
a. Fabric shade is bid to be Shade Systems monoslope T-Cantilever.
b. Fabric shade at the Championship Courts is not shown but has been added to

a. Ramadas are bid to be Poligon Shelter as an alternative to Classic Recreation due to
lower cost and shorter procurement time.

To furnish and install 600 SF of Pavestone City Stone 3pc, 60mm Old Town Blend (or
approved equal) on 1” bedding sand and 4” abc base per MAG dtl 225 will be @ $16.55/sf =
Total Bid = $9,930.00
Included in the price is the 4” abc base, 1” sand setting bed, all paver material as noted above, 1
mobilization, and all labor to complete the same scope of work.
Excluded from the price is any excavation/rough grading, concrete work, filter fabric, pre-emergent,
traffic control/barricades, multiple mobilizations above 1, Davis Bacon wages, and the cost of any
taxes, bonds, permits, fees, tests, or inspections.
Notes:
- Additional mobilization costs will be $750 per mobilization.
- Pricing is good for 90 days from date of this bid.
- If contract is a final field measurement, then the owner will be responsible for the cost of all

Pricing for all listed items is good for 30 days from date of quote. ExerPlay reserves the right to revise pricing if any quote approvals are received after the 30-day
timeframe, or if any portion of the quote is changed or removed. This may result in a delay in ordering materials for this project.
Pricing is for the listed items only and unless specifically shown on the quote, does not include freight, installation, engineering, offloading, storage, security, site
preparation, permitting, security/temporary fencing, hard dig conditions, saw cutting, core drilling, field painting, electrical, concrete slabs, masonry work, ABC
compaction, curbing, hand digging, excavation, spoil & waste removal, certification classes, background checks/badging, private line locating, or any applicable taxes or
bonds. To obtain a performance/payment bond, please add 3.5% of the total to this quote.
Any necessary permits (federal, state, and/or local building) or special inspections are the responsibility of the General Contractor or End Owner.
Any applicable taxes shown on the quote are calculated based on state, city or county rates and project-specific requirements. Any Requests to remove taxes are subject
to approval and MUST include an applicable tax-exempt certificate.
Please provide a signed quote, Purchase Order, or Contract to request an order. Further information such as shipping, colors, contact info, etc., may be needed before an
order can be placed. Contract terms are subject to review and approval.
Notwithstanding anything to the contrary in any Contract Documents, ExerPlay shall have no duty to defend or indemnify Owner, Customer, or any other party for that
portion of any claim arising out of the sole negligence of the indemnified party.
Owner or General Contractor understands that estimated shipment times for materials are subject to change due to manufacturer lead times. Please communicate your
project schedule, including any liquidated damages, to ExerPlay prior to ordering. ExerPlay shall not be liable for any loss caused by the timing of delayed shipments.
Billing and Payment Terms:
Current Customers: Unless otherwise negotiated and agreed upon, ExerPlay's payment terms are Net 30 from the date of the invoice, with approved credit; and Net
45 for contracted projects. ExerPlay's process is to bill the customer when the equipment ships. Surfacing and installation are billed upon completion. Bonds are billed
when ordered. Late payments may be subject to finance fees and/or legal action.
New Customers: New customers may be required to pay a deposit on equipment at time of order. Deposit amount to be determined, based on credit. The remainder of
that equipment, including freight, will be billed when it ships. Surfacing and installation are billed upon completion. Bonds are billed when ordered.
If paying by credit card, there will be a 3.5% fee added to the invoice.
Installation Terms:
If installation is included on the quote, the following guidelines must be followed:
1. It is recommended that any Landscape Structures Equipment be installed by a certified Landscape Structures installer, and that all other equipment be installed by a
CPSI Certified installer. ExerPlay reserves the right to request proof of certification.
2. Playground equipment MUST be installed over ADA compliant wood fiber or rubber surfacing. This area is not ADA compliant without surfacing and an accessible route
up to and into the playground area. Please contact us for more information.
3. Installation price does NOT include prevailing wages, Davis-Bacon wages, or TERO wages unless otherwise specified. Any changes in wage requirements at time of order
are subject to updated pricing.
4. Installation price is based on normal soil conditions. Unusual or hard dig soil conditions that require the use of a jack hammer, or other such equipment, will incur
additional charges by reason of such conditions and supervisory fee, and for an extension of the time of completion. Installation price does not include removal of anything
which may hinder installation of equipment, unless otherwise specified on our quote.
5. If Hard Dig conditions are known, please advise so we can quote accordingly to avoid any delays or additional fees. Hard Dig conditions will be considered anything that
cannot be excavated with a standard Bobcat mounted hydraulic auger. Hard Dig conditions will require a change order at a Time & Material rate. If an auger truck is
required to complete digging, it will be at the expense of the General Contractor or Owner, if a spoil report is not provided at the time of quoting.

6. Finish grade is to be provided by others prior to arrival of installer.
7. Installer must have free and clear access to the install location(s). The installer is not responsible for damage done to existing surfacing/
landscaping that may occur when equipment & vehicles are being used in the normal course of construction. Reasonable access to the job site
for a Bobcat is assumed as a part of this quote.
8. Line-item pricing is for informational purposes only and is based upon being awarded the total project. All items are to be installed concurrently
if specific areas are not ready for installation, and an additional mobilization fee will be required via Change order unless otherwise specified on
the quote.
9. If any materials need to be unloaded on site by the installer, unloading must be coordinated at the same time as the installation. If special
arrangements need to be made, an additional trip charge for unloading may apply.
10. Our installation team will call 811 to conduct a line location service; however, often-times they do not mark lines on the actual property where
the installation will be done. The owner is responsible for blue-staking the job site and staking out any underground utilities prior to installation.
Owner is responsible should damage occur.
11.Neither ExerPlay nor Installers are responsible for vandalism, theft of equipment or subsequent repairs or replacement. Security fencing can be
provided upon request and added to the quote.
12. The job site MUST be ready, and area leveled, when the installer arrives to begin the job, unless specifically noted on the quote. Any downtime
or site delays caused by Owner or General Contractor will incur additional fees.
13. If equipment is to be shipped to the installer’s yard, it will be held for a maximum of 6 months from delivery, with intent to install in that time
frame; otherwise, storage fees may occur.
General Contractor is responsible for:
1. Adequate storage and layout area as well as security of equipment while on site.
2. Water, power, sanitary facilities, and trash container on site.
3. Free and clear vehicle access to site and all areas under the scope of work.
4. Movement of any utilities conflicting with the installation of the equipment (installer is not responsible for landscape irrigation).
5. Once the installers are on site, any delays or additional work incurred by the installation crew and caused by others (owners or other contractors) will be charged on a
cost-plus basis.
6. Any additional costs, i.e. demolition, relocation, excavation, surfacing materials, and labor due to abnormal soil conditions, are not included in price.
7. Please notify ExerPlay of any changes immediately. If any changes are made which we are not aware of, and which alter the installation, then all additional costs will be
passed on to the GC.

Section C. Schedule
D2 Surveying can begin immediately upon award of project. There will be no scheduling
conflicts for any work requested 2 working days in advance. Any work requested with less than
2 days notice will be completed as quickly and efficiently as possible however accommodating a
schedule on that short notice cannot be guaranteed.
Section D. Summary of Cost
All work associated with the “Scope of Work” provided shall be budgeted at a cost of $47,000
for professional surveying services. Any work in addition to, or outside of this scope may be
negotiated prior to, or during the construction process by the assigned Survey Manager or
Estimating Department of D2 Surveying. All line items are estimated on the condition that D2
Surveying is provided with a design CAD file, if no cad file is provided D2 Surveying will have the
right to adjust this cost estimate.
Section E. Construction Progress Media
D2 Surveying can provide aerial construction progress photography and/or video with the use
of an unmanned aircraft system. This work can be provided on a monthly or quarterly basis.
The availability of this deliverable is subject to any FAA airspace restrictions. The additional
cost for this service will be: $ 500 per visit.
Section F. Acknowledgements
**Time & Material** for all extra work will be charged at a 4-hour minimum. See attached rate
sheet. D2 Surveying reserves the right to increase the minimum hour charge based on project
location.

• SiteWorks will recieve the site, clean, free of construction debris and at required subgrade elevation, ready to receive topsoil or mulch layer. All
other areas shall be received within 1/10' of finish grade.
• The jobsite shall be readily accessible to our construction equipment.
• This proposal is limited to the items clearly identified on this bid form. Any other specific items not identified herein should be deemed excluded.
• Electrical supply (120v) to the location and final hookup of the automatic irrigation controller to be furnished by others
• No removal, repair, replacement or protection of exsisting landscape or irrigation is included in this proposal.
• Removal of hard dig materials, (materials that requires larger than a 40hp trencher or rubber tired backhoe) is not included in this proposal. Such
material, if encountered shall be removed and charged for on a T & M basis.
• This proposal excludes All harscape elements, site furnishings, civil work, electrical, water meters, overtime, water and electrical costs.
• No import, export or translocation of soil is included in this proposal. All planting excavation to be spread onsite.
• No water meter or water meter fees are included in this proposal.
• This proposal is based on all work being performed in one continuous move. Any additional moves may require an additional mobilization fee.
• All permits, bond fees (provided as an alternate), sales taxes and fees are excluded from the scope of this proposal.
• Siteworks will have access to the site prior to paving or wall construction to allow for the installation of sleeves. No cutting or patching of concrete
or asphalt paving is included. No boring, jacking or jetting under pavements is included.
• Traffic and pedestrian control measures, if required are to be set up and maintained by others.
• SiteWorks is not responsible for underground utilities not buried to specific depth or clearly marked.

• All costs for water during construction and throughout the maintenance period are excluded.
• All work under this proposal to be performed during regular working hours.
• Material pricing good for 30 days. Any material cost increases between now and actual start of landscape to be passed onto owner without
