Meeting Minutes Planning and Zoning Commission Study Session April 2, 2025 | 5:00 p.m. Chandler City Council Chambers 6... atari 88 E. Chicago St., Chandler, AZ Community of Innovation Call to Order The meeting was called to order by Vice Chairman Koshiol at 5:01 p.m. Roll Call Commission Attendance Staff Attendance Chairman Rick Heumann David de la Torre, Planning Manager Vice Chairman Sherri Koshiol Taylor Manemann, City Planner Commissioner Charlotte Golla Thomas Allen, Assistant City Attorney Commissioner Tom Bilsten Taylor Kosareff, Clerk Commissioner Mike Quinn Commissioner Ryan Schwarzer Absent Kyle Barichello - Excused Consent Agenda and Discussion 1. PLH25-0003 Countrywide Frye Road Campus TAYLOR MANEMANN, CITY PLANNER presented details regarding amending the existing PAD to allow medical office uses in addition to the uses currently allowed which include general office and Planned Industrial (I-1) type uses, subject to the conditions as recommended by Planning staff. VICE CHAIRMAN KOSHIOL: Asked what would need to happen for the contingency plan to be required of the applicant. TAYLOR MANEMANN, CITY PLANNER: Stated there is only one contingency plan which would require the applicant to pick up the extra spaces. There is a potential parking agreement that states if the applicant wanted to build additional structures on the site that would require additional parking they have the option to enter into a parking agreement. She then asked David Del La Torre, Planning Manager when that would kick in for the contingency plan. DAVID DE LA TORRE, PLANNING MANAGER: Stated the contingency plan would be triggered by complaints and that if complaints are received staff would go out there and assess the situation and contact property owner to request the contingency parking space be added at that time. He does not foresee it being an issue with this property. No other questions or comments. Calendar The April 16 Planning & Zoning Commission Meeting has been cancelled.
