Happy Jack Distillers 
1. Scope 
Happy Jack Distillers LLC is requesting a use permit to operate a craft distillery and tasting 
room in Chandler Arizona.  Total space under this use permit would be 1574sq-ft, where 
290sq-ft are to be used as a tasting area that is a combination of 2 rooms and a restroom, 
with seating capacity for a total 6 people.  The balance of the space is to be used for the 
operations of the distillery. 
In addition to the Use Permit a separate application has been filed with AZ DLLC for a Series 
18 Craft Distillery Liquor License. 
2. Business Overview 
Happy Jack Distillers is new craft distillery focused on premium, small-batch whiskey and 
botanical gin.  Our mission is to craft authentic, high-quality spirits that reflects the nature, 
agriculture and hardscrabble character of Arizona.

4. Site, Building & Construction 
Site: 
Site is located in an I2 light industrial complex with several multi-
tenant buildings and is surrounded on all sides by other industrial 
businesses.  Space was previously occupied by a metal work shop, 
and other businesses in the immediate vicinity include: machine 
shop, metal work, HVAC, overhead door, coffee roastery, 
construction contracting, forklift sales, patio furniture.  
Building: 
The multi-tenant building is divided into 5 suites and #5 totals 
1574sq.  There is an existing office build in the suite consisting of 2 
rooms and a restroom that occupy appx 290sq-ft (18% of total

available space) which will be used as a tasting room open to the 
public.  The balance of floor space is warehouse, to be used as 
production space and storage. 
Construction: 
Building shell consists of concrete block exterior walls with 
engineered beam flat roof.  Interior divisions are frame construction. 
Access: 
Public access to the tasting room area is through an exterior 
storefront door at the front of the suite.  Access to the production 
space is through an exterior delivery door and roll up at the rear of 
the suite.  Inside there is a locking door that separates the public and 
production areas. 
Elevations: 
No change is proposed to the exterior of the building excepting to 
post a business sign on the front and rear entry doors to indicate the 
business name, logo, contact information and hours of operation. 
Landscape & Parking: No change is proposed to existing landscaping, parking or grading.  
Landscape is typical to facilitate drainage and water catchment.  
Parking is around the outer perimeter of the complex. 
Employees & Hours: 
There is currently no plan to have employees outside of the two 
business owners.  Public hours will be limited to noon to 5pm on 
weekends.
