VPC DISCUSSION:
Matteo Moric, staff, presented the agenda item, providing an overview of the request 
and identifying the surrounding zoning, uses, and general plan designations. Mr. Moric 
showed the proposed site plan and building elevations and summed up the staff 
findings, recommendation, and staff stipulations. 
Francisco Soto Revueltas, representing the applicant with Soto Design Studio, LLC, 
provided a presentation about the proposal, describing the existing conditions of the 
subject site and surrounding area, the context within the Deer Valley Airport Overlay 
District, the proposed site plan and elevations, and the proposed improvements to the 
sidewalks. 
Keith Greenberg asked if all materials would be stored indoors. Mr. Revueltas replied 
that they would. 
Vice Chair Gregory Freeman asked whether the plumbing company would park their 
vehicles in the parking area at this site. Mr. Revueltas replied that they would park 
some vehicles at this property and some at the other nearby property. 
MOTION: 
Committee Member Keith Greenberg motioned to recommend approval of Z-21-24-1 
per the staff recommendation. Committee Member Susan Herber seconded the 
motion.
