Good Afternoon,
I am writing in my support of this housing development.  As you are aware this project is
similar in scope to the development currently under construction at southeast of 17th Ave and
Colter.  In addition, it is similar in scope to the project at 19th Ave north of Camelback.  The
developments at 19th Ave north of Camelback & 17th Ave and Colter provide a good balance
to Z-62-19-4.  With over 300 units of affordable/low-income housing and Z-62-19-4 providing
40 units of market rate a solid mixed income community is supported.
I would like to add that there are several condo complexes in the area that in total height are
already around 30-35 feet near this property.
The project furthers the development of TOD in central Phoenix.  This project is a .5 mile
walk from two different light rail stations.  The developers have made sure the parking lots are
not visible from the street and the street frontage instead has patios, porches, and balconies.
Also, 88.75% of total parking without any reductions will be located on the property.

Hi Nick,
The intent of this email is to show my support for the residential project being planned at
5245 & 5307 N. 17th Ave. Phoenix, AZ 85015. (Application Z-62-19-3)
I live, work and volunteer in this neighborhood and within the Phoenix community. A
project of this nature will benefit the community, it will beautify the neighborhood and will
help surrounding properties appreciate in value. The fact that the project includes owner
occupied units is a big plus.
Thank you for your efforts in seeing this project become a part of our community.
Feel free to reach out if you have any questions or would like to hear additional comments.
Regards,
Rene Bermudez
