Please do not approve the rezoning of The land that is “located at Approximately 135 feet south of the southeast corner 
of 17th Avenue and Denton Lane. the townhomes as proposed not only would pose a danger to pedestrians and cyclist. 
It would not fit in this part of the neighborhood. As designed it would disrupt the aesthetics in the neighborhood 
tremendously, add to the street that has already been deemed dangerous by previous planning, and is not welcomed in 
its current design. On this city block we have a mix of homeowners that include multiple owners that own two story to, 
townhomes. It is unlikely that many buildings would be built to match the height of this building on our block.  When I 
mention block, I am specifically pointing to 17th avenue to Denton, Denton to 15th avenue, 15th avenue to Colter, and 
Colter to back to 17th avenue. I would implore you to take a look at the location. This project does not extend to the 
corner so it makes it that much more of a potential eyesore. If you ever get a chance to see the farm in the middle of 
Grand Canyon University, this is what this project will make our entire neighborhood look like. Like we do not belong 
here.  There are existing homes and apartments that would be affected by how close the urban code allows especially at 
4 story. The proper shading plan does not give credence to the neighbors that are already there. 
Many of the people in support of the project would not have to be affected by it. Some are not Phoenix residents. 
As for safety of the children that walk to Solano every morning: 
When larger buildings and trees are contrasted with children and cyclist it distorts the field of view. Here is an

Remembering 17 avenue is a highly utilized road by vehicles, adult pedestrians, children and cyclists, you need to take 
into account that studies exist that show this will be deadly when a child is mistaken around the project. Especially 
because of the highly contrasting size of the building to the existing neighborhood. I have included a peer‐reviewed 
article that was subsequent to a peer reviewed study.
