DECLARE/SELL EXCESS PARCEL - PORTIONS OF FCD PARCEL R-013B Pursuant to A.R.S. §48-3603, the Flood Control District requests the Board of Directors declare two (2) portions of FCD Parcel R-013B as excess to the needs of the District. Conveyance documents for the sale of the parcels will be presented to the District Board of Directors for acceptance and signature following a successful auction. Parcel information: 1. Located north of W. Glendale Ave. and west of N. 105th Avenue in Glendale, AZ 2. Assessor Parcel Number – Portions of 142-58-004G 3. Portions of FCD Parcel R-013B – +/- 3.1252 AC or +/- 136,132 SQ-FT 4. Parcel Zoned – A-1, Glendale, AZ After receipt of a request for public auction, the District will utilize its Disposition Program on all excess properties to determine the best potential of sales or leasing, depending on current market conditions. Upon formal excess declaration, on behalf of the District, Real Estate Department (RED) will offer the property for sale at public auction with the minimum bid set at market value, as determined by an appraisal. 145. SALE OF REAL PROPERTY - FCD PARCELS R-013B-EX1 AND R-013B-EX2 (Supervisory District No. 4) Pursuant to A.R.S. §48-3603(I), the Flood Control District (District) requests the Board of Directors approve the sale of FCD Parcels R-013B-EX1 AND R-013B-EX2 (APN 142-58-004G) and authorize the Chair to execute a deed by and between Flood Control District of Maricopa County as Seller, and Parminder Singh, as Buyer, and authorize the Chair to sign all other documents approved by legal counsel required to dispose of/transfer the property without further Board action. This District property was purchased as part of the New River Channelization project and was declared excess to the needs of the District by the Board of Directors on May 21, 2025 (C-69-25-033-X-00). On July 7, 2025, District parcels R-013B-EX1 and R-013B-EX2 were appraised at a value of $200,000.00. On December 10, 2025, the Maricopa County Real Estate Department held a public auction for District parcel R-013B-EX1 and R-013B-EX2 that resulted in a winning bid of $200,000.00. (C-69-25-033-X-01)
