104. AMENDMENT TO LEASE AGREEMENT L-7379 WITH 16TH STREET OFFICE INVESTORS, LLC Approve and execute the fourth amendment to Lease Agreement L-7379 with 16th Street Office Investors, LLC, an Arizona limited liability company, for 15,279 square feet of office space located at 3221 N. 16th Street, Phoenix, 85016. The office area will increase by 3,985 square feet at a reduced lease rate of $16.91 and $16.94 per square foot for 13,450 and 1,829 square feet, respectively, for a full service, monthly total, of $21,561.86 or $258,742.32 annually. The term will be extended five (5) years beginning January 1, 2021 and expiring December 31, 2025. County will have one option to extend the term for one 5-year term upon 90-days’ written notice. Two additional covered parking spaces will be added at no additional charge for exclusive County use. County will pay a one-time fee for tenant improvements for the new space and reconfiguration of existing space, in an amount not to exceed One Hundred Twenty-Five Thousand Dollars ($125,000.00). This amendment will also provide for counterpart signatures and update notice addresses for the parties. County may terminate the lease upon 180-day written notice, non-appropriation of funds or pursuant to A.R.S. § 38-511. (C-86-05-913-4-07)
