Years ago we had issues with someone being drunk there on that corner and pulling a gun on my children and the other children who were walking home from school. Having a venue that serves alcohol right next to the school is a huge red flag to me. We already have issues with parking whenever there is an afterschool event, I don’t know how you would do it an event venue parking at the same time. It is already dangerous enough for kids walking from far away to get to the school because of , not enough parking. We all purchased Our homes on the street with the understanding that we were a rural community and a safe peaceful place to raise children. Traffic in front of our home is posted at 25mph. We have speeders constantly in front of our home. In your hearing, it was stated that GPS will not direct people to the White Barn Event Center through the neighborhood. I beg to differ. GPS knows that the shortcut to the ALA school and the Gilbert Temple through the neighborhood is the fastest route. It bypasses all the nasty mall and commercial traffic. Most people know of this shortcut and it will be much quicker to get to the Barn by going straight in front of our front yard. Alcohol is served at weddings and we are most concerned about the drivers AFTER the parties driving past our home and the higher possibility of accidents. This added "weekend" traffic will have a huge impact on our neighborhood. The White Barn will not be able to control where their patrons and vendors drive before and after the events on our streets. I cannot believe that they will actually have persons paid to direct traffic after the events or can be sure that everyone does not cut through our neighborhood on their way to the event center. Life is life and we know that there will be patrons and vendors who are running late and just have to take the shortcut. We cannot handle this dangerous traffic. I also do not believe that the ALA school is in agreement with a facility that will serve alcohol being so close to the school nor do I believe that they agreed on the parking help that was spoken about. We also fear that this White Barn Event Center will impact the value of our home. Another problem is the T-intersection at Fairview and Greenfield with the stop sign. The plan for this White Barn Event Center is strongly opposed by the neighbors directly adjacent to the proposed center. It is important to note, the neighbors being affected by this proposed plan are in the county island neighborhood. Any signatures from others outside this county island area in favor should not be considered as "neighbors" as they are not affected by this proposed event center. It has been brought to the attention of the neighbors directly adjacent to the proposed Event Center that over 100 signatures were collected in favor of the event center. The neighbors would ask that the planning and zoning commission truly review the signatures and addresses of those who sign in favor. Are they truly neighbors or are the signatures being harvested from other outlying neighborhoods who truly will not be affected by the increased traffic, noise and parking issues. Regarding parking, I have personally reached out to the ownership group of the ALA schools and there has been no communication with the ALA Leadership group from the proposed event center ownership regarding parking at their school during the events. Many of the comments being shared from the event center group have been proven to be inaccurate and misleading. Lastly, I will make one final comment. The fact that the county planning commission is considering approving this commercial use at this specific location is "Pocket Zoning" at its best. The owners of the adjacent home to the south, the Skinner residence, would be left with commercial properties on either side of them. This is obviously not convenient or a correct high level planning application. Although these properties do front Greenfield Rd this road is and should be considered a residential street and not a major arterial street. It will compound the already congested traffic and parking issue from Gilbert American Leadership Academy school and Life Church in such a small area. I can't imagine the impact this will have on not only our small rural community but also the poor family that will have to live between two well trafficked commercial businesses if the proposed zoning changes! Would you want to live like that! Also, how is it legally possible given the AZ liquor license restrictions 4-207-A , that an event center with alcohol can operate next to a church and school? "A retailer's license shall not be issued for any premises that are ... within three hundred horizontal feet of a public or private school building with kindergarten programs". Just think of the increased crime rates and other negative social effects! Please have a conscience, make the right decision NOT to change our residential zoning to a commercial zoning for the White Barn Event Center.
