CITY COUNCIL REPORT SUBJECT: Replat of Tolleson Landing Subdivision MEETING DATE: January 14, 2025 TO: Mayor and Council FROM: Chris Hamilton, City Engineer REVIEWED: Reyes Medrano Jr., City Manager PURPOSE: Approve Replat of Tolleson Landing as submitted by Maria Grishina with Sunstone Two Tree, on behalf of the owner, STT 99th and Van Buren, LLC, for a final plat located at the southeast corner of Van Buren Street and 99th Avenue in Tolleson, AZ. The site is approximately 7.64 acres and zoned General Commercial (C-2). The APN surrounding the parcel is 101-09-678 and also includes all subdivided lots. BACKGROUND: Council approved the a final plat for Villas at Tolleson Landing in March 2023. This subdivided a parcel and created all lots for the area. The plat is MCR Book 1726 Page 24. DISCUSSION: With the original plat, there was an alley between lots that was to be utilized for a walk path. The subdivision was purchased by a new builder and this builder believes that having a larger rear yard is more beneficial than that walking paths. The builder has therefore created the replat as part of their development to increase the lot size and remove the walk paths. BUDGET IMPACT: This item has no additional budget impact.
