a. CITY OF AVONDALE MUNICIPAL OPERATIONS WAREHOUSE - MINOR GENERAL PLAN
AMENDMENT – APPLICATION PL-25-0263
Planning Commission will hold a public hearing and consider a request by the City of Avondale for a
minor General Plan amendment on approximately 9.03 acres located at the northeast corner of Lower
Buckeye Road and 4th Street. If approved, the proposed minor General Plan amendment will change
the General Plan 2030 Land Use designation for the property from Industrial to Public/Civic for a
proposed municipal operations warehouse. The Commission will take appropriate action and forward
a recommendation to the City Council.

b. CITY OF AVONDALE MUNICIPAL OPERATIONS WAREHOUSE – REZONE – APPLICATION PL-
25-0264
Planning Commission will hold a public hearing and consider a request by the City of Avondale to
rezone approximately 9.03 acres from Urban Residential (R1-6) to Planned Area Development (PAD),
located at the northeast corner of Lower Buckeye Road and 4th Street. Approval of the request will
facilitate the construction of an approximately 21,000 square foot City operations warehouse and
associated outdoor storage. The Commission will take appropriate action and forward a
recommendation to City Council.

c. CENTRAL AVENUE REZONE - APPLICATION PL-25-0015
Planning Commission will hold a public hearing to consider a request by Walter Martinez to rezone
two properties along Central Avenue, approximately 0.45 net acres in total. The lots are located at 325
North Central Avenue, APN: 500-17-125A and 335 North Central Avenue, APN: 500-18-024A. If
approved, the portion of 325 North Central Avenue that is Community Commercial (C-2) would be
rezoned to Urban Residential (R1-6), a single-family residential district, to match the rest of the lot and
335 North Central Avenue would be rezoned from Community Commercial (C-2) to Urban Residential
(R1-6), a single-family residential district. The proposed change will facilitate the development of a
single-family dwelling unit on each lot. The Commission will take appropriate action and forward a
recommendation to the City Council.
